BURGHDUFF SHOP <br /> Minimum Requirement# 1: Stormwater Site Plan <br /> Executive Summary <br /> The proposed project consists entirely of clearing for the construction of a new detached <br /> shop, extension of the existing driveway for the new shop, a new patio connected to the <br /> shop, and drainage improvements. The proposed shop is to have an approximate total <br /> roof area of 837 sf. the new driveway and patio areas will have a total area of <br /> approximately 591 sf. Drainage management for new roof area is to consist of roof drain <br /> tight lined to infiltration trench per BMP T5.10A. Drainage management for new <br /> driveway and patio is to consist of proper site design to achieve the standard site <br /> specification for the combined Side sewer and Storm drain system by installing less PGIS <br /> than is removed. Disturbed vegetated areas will be amended lawn per BMP T5.13. The <br /> project is to be designed to the 2016 Snohomish County Drainage Manual. <br /> Existing Conditions Summary <br /> The property is comprised of a one tax parcel and is currently developed with an existing <br /> single-family residence, and driveway. Vegetation on-site consists of residential lawn and <br /> partial tree covering. Slopes on-site are flat to moderate, ranging from 2%to 8%, and <br /> sloping southerly toward 6th Street and southwesterly toward adjacent parcels. From a <br /> Snohomish County Soil Survey done by USDA the soils on-site consist of Alderwood <br /> Urban Land Complex type soils. According to a site investigation by Nathan Thompson <br /> of Western Engineers,on-site soils resemble sandy loam type soils. Refer to Appendix II <br /> for soil information. <br /> Surrounding parcels are developed with existing SFRs and driveways.
