The site consists of one <br /> rectangular shaped parcel with a total area of 14,375 square feet. <br /> The property is currently undeveloped and vegetated with grasses, blackberry vines, Scotch <br /> Broom, ivy, and small diameter evergreen and deciduous trees. The property slopes downward <br /> from southeast to northwest at magnitudes ranging from 5 to 25 percent and topographic relief of <br /> about 35 feet. <br /> The proposed development includes a new single-family residence with partial daylight basement. <br /> The residence will be situated in the southeast portion of the property with a driveway extending <br /> onto the property from the west. <br /> Area Geology <br /> The Geologic Map of Washington — Northwest Quadrant, indicates that the site is underlain by <br /> Vashon Advance Outwash. <br /> Vashon Advance Outwash typically consists of dense to very dense sands with interbeds of silt and <br /> clay. These materials are relatively permeable and highly erodible. <br /> Observed Soil Conditions <br /> We excavated a hand boring within the south-central portion of the property. We encountered <br /> approximately 6 inches of topsoil and vegetation underlain by about 4 feet of loose, silty-fine to <br /> fine grained sand trace gravel(Weathered Outwash). These materials were underlain by medium <br /> dense, fine to medium grained sand trace gravel (Outwash),which continued to the termination <br /> depth of the hand boring. Groundwater was not observed in our hand boring. <br /> In general, glacially consolidated materials in this area are dense to very dense below a variable <br /> thickness of weathered soils. Groundwater is often perched within the upper weathered soils or at <br /> the contact between weathered and unweathered soils. <br /> www.cobaltgeo.com (206)331-1097 <br />
