A ► A <br /> 2. EXISTING CONDITIONS SUMMARY <br /> The site is located at 5125 & 5133 Seahurst Ave, in the City of Everett, and in Section 36, <br /> Township 29N, Range 4E, Willamette Meridian. See Figure 1 Vicinity Map. The gross <br /> site area is approximately 0.86 acres. <br /> Land use around the site is primarily single-family homes. The existing site is developed <br /> and contains existing houses on Lots 1 & 2, with a garage on Lot 1. All of the existing <br /> impervious surfaces on lots 1 & 2 will remain. Vegetation on the site consists of mostly <br /> grass and trees. The existing developable site is rectangular in shape. <br /> This project has- two threshold discharge areas. See Section 3 of this report for a <br /> breakdown of impervious surfaces within each threshold discharge area. <br /> As previously mentioned, a geotechnical investigation was done for this project site and <br /> the general soil conditions for the site were found to be silty sand with gravel material <br /> underlain by silty fine to coarse sand with gravel. The general soil conditions for this <br /> project site based on USDA Web-Soil Survey were found to be Alderwood-Urban land <br /> complex type soils. The general site slopes for the project area are moderate and <br /> average approximately 10 percent down to the east. Based on the existing soil <br /> information and the setbacks of the proposed improvements from any of the property lines <br /> or critical areas there is little potential for erosion or sedimentation during construction, <br /> assuming the basic BMPs included in the SWPPP are installed and maintained properly. <br /> Refer to Figure 2 for an existing basin map. <br /> Seahurst`SP 18-0727 <br /> 5 <br /> September 2019 <br />
