DEPARTMENT OF AGRICULTURE LEASE AMENDMENT NO. 14 <br /> UNITED STATES FOREST SERVICE <br /> LEASE AMENDMENT TO LEASE NO. 1204H107L0510 <br /> ADDRESS OF PREMISES: Mt. Baker Snoqualmie NF Supervisor's Office <br /> 2930 Wetmore Ave.,Suite 3A <br /> Everett,WA 98201 <br /> THIS AMENDMENT, made and entered into on this date by and between the City of Everett,whose address is 2930 Wetmore Ave., <br /> Everett WA 98201 hereinafter called the Lessor,and the UNITED STATES OF AMERICA,hereinafter called the Government: <br /> WHEREAS,the parties hereto desire to amend the above Lease for the purposes of exercising a 2nd priced renewal. <br /> NOW THEREFORE,the parties covenant and agree that the said Lease is amended,effective 10/01/2022 as follows: <br /> LEASE TERM <br /> In accordance with Lease Amendment 1 to Lease No. 1204H107L0510,dated May 23,2007,the government is exercising its second renewal <br /> option outlined in paragraph 8. Instead of using the full 60-month renewal available,the lease will be renewed for 15 months,terminating on <br /> 12/30/2023.For the purposes of clarity,the parties agree that the remaining 45 months of the second renewal option are waived and may no <br /> longer be exercised.There is no option under the lease to renew or extend the lease beyond 12/30/2023. <br /> RENT <br /> The Government shall pay the Lessor an annual rent of$318,227.66 per year at a rate of$$26,518.97 per month in arrears and an annual <br /> rent increase of 3%upon execution of the lease. Rent for a lessor period shall be prorated. <br /> Dates Annual Rent Monthly Rent <br /> 10/01/2022—09/30/2023 $318,227.66 ' $26,518.97 <br /> 10/01/2023-12/30/2023 $81,943.62 $27,314.54 <br /> The aforementioned rental schedule includes annual adjustments of 3%and shall not be adjusted per the Consumer Price Index.
