I am the planner conducting <br /> the Planning intake review for this application; please note the following comments are not a thorough plan check <br /> review and they only address larger zoning compliance points and the submittal checklist. <br /> Planning cannot further review and/or approve your permit submittal until the following revisions have been addressed: <br /> • Nonconforming Signs. Signs are subject to the provisions of EMC 19.36.The existing freestanding sign is <br /> considered nonconforming; it is unclear from the information provided if other existing nonconforming signs <br /> exist on site. EMC 19.36.070 regulates nonconforming signs and when they need to be removed or brought into <br /> conformance. Additional information regarding all existing and proposed signs must be provided for staff to <br /> evaluate this proposal and determine code compliance. Please refer to the above-noted links for complete <br /> details, but some requirements of note include: <br /> o Freestanding signs must have a substantial base that is at least half as wide and thick(measured <br /> horizontally) as the sign itself. Sign bases must have an architectural treatment that incorporates <br /> materials similar to the sign and/or business's building. <br /> o This property is subject to Sign Category A; refer to Table 36-2 for freestanding and wall sign size and <br /> location requirements <br /> • Wall signs. No information was provided regarding the proposed materials or attachment details of the wall <br /> signs. Details were also not provided for the building façade to support the proposed square footage—Sign <br /> category A allows the greater of 48sf or 15%of the building area facade up to a maximum of 300sf. Please <br /> review and revise accordingly. <br /> • Site plan.A site plan should be provided identifying the setback of all proposed and existing freestanding signs <br /> measured from the property line. Please refer to the sign permit submittal checklist for complete details. <br /> For reference,the sign permit submittal checklist is available online and includes minimum site plan and elevation <br /> requirements. Re-submittal instructions are outlined here; please submit at minimum 2 copies of any revised <br /> documents/plans. For reference,the Unified Development Code is available online, here: <br /> https://eve rett.m u n ici pa l.codes/EMC/19. <br /> These comments are only related to the land use code and do not account for all possible requirements from other <br /> departments.Additional comments may be provided by the Building intake reviewer for your application; please utilize <br /> the Online Permitting Portal to check on the status of other reviewers.
