In order for the Planning Department to approve the permit,the following shall be submitted: <br /> 1. Please provide an accurate scale on the site plan. <br /> VThank you for calling out the proposed setbacks of the addition. Please also call out the existing setbacks of the <br /> house and detached storage building. <br /> 3VPlease clarify on the plans if the deck and patios called out on the site plan are covered or uncovered. If <br /> covered,they need to be counted as accessory structure square footage and lot coverage. If covered, please <br /> provide the square footage of each under the lot coverage calculations. <br /> Note: the 5'x 7' covered front deck can be excluded from accessory structure square footage per EMC <br /> 19.07.020. <br /> The height calculations were not done correctly. Please stake out the smallest rectangle that encompasses the <br /> corners of the building(main house plus additions)and take the midpoints on each side. Please follow the <br /> /instructions on page 5 of the attached handout and revise the site plan and elevations accordingly. <br /> It appears the proposed height of the garage is within 1-foot of the 15'accessory structure height limit; <br /> therefore, a base elevation survey is required. Please complete the form on page 6 of the attached handout <br /> "base elevation survey". The maximum accessory structure square footage allowed is 844,.5sf(75%of the gross floor area of the <br /> residence). The garage(525sf),family room (327sf),and detached storage (308sf) equals 1,160 sf. The garage <br /> cannot be excluded from accessory structure square footage per EMC 19.07.020(C). Therefore,the family room <br /> addition will need to meet the 20-foot rear setback to not be counted as accessory structure space. In this case, <br /> it would just be counted as part of the main residence and the wall separating the interior space is not <br /> necessary. Please see the reference code section below: <br /> C. The footprint of all accessory buildings, whether attached or detached,shall not exceed the lesser of: <br /> 1. Fifteen percent of the total lot area;or <br /> 2. One thousand square feet. For lots with three or more dwellings in a zone that allows multiple- <br /> family buildings, the one thousand square foot limitation does not apply;or <br /> 3.
