Capital Architects Group rc <br /> 2413 Rockefeller Ave.Everett,WA 98201• ph:425.317.8017•fax:425.317.8489 <br /> 11.13.19 <br /> CANFIELD MADOW LAW GROUP <br /> International Existing Building Code <br /> Comipliance Method Selected <br /> The 2015 edition of the International Building Code(IBC)now requires the use of the International <br /> Existing Building Code(IEBC)when a project intends to modify an existing building. <br /> This includes repairs,alterations,relocation of buildings,additions and change of occupancy. <br /> The IEBC is beneficial to the building owner and the project design team, because it allows"flexibility to permit the <br /> use of alternative approaches to achieve compliance with minimum requirements"that may be otherwise <br /> impractical with full enforcement of the IBC. <br /> The intent of the IEBC is still to maintain minimum levels of safety regarding"fire prevention,structural and life <br /> safety features of the rehabilitated building." <br /> Option 2: Work Area Compliance Method <br /> Alterations based on the scope of work are categorized by level. <br /> Level 2 Selected for 3102 Rockefeller Ave Project. <br /> Level 2-Alterations that include the reconfiguration of space,the addition or elimination of any door or window,the <br /> reconfiguration or extension of any system,or the Installation of any additional equipment.The majority of tenant <br /> improvements fall into this level. Depending on the scope of work, upgrades to sprinkler systems,open floor <br /> penetrations, and/or means of egress may be required. <br /> Description of Scope of work: <br /> Reconfiguration of space: new walls added to create small conference on main floor <br /> Walls deleted to enlarge kitchen (enclosing hallway),deleted second non ADA bathroom,dividing of reception and <br /> office space from one space into two. Lower floor walls added to define exercise area—enclosing old kitchen and <br /> enlarging existing toilet to include a sink. <br /> Reconfigurations include deleting doors or adding doors. <br /> Window at main floor Restroom reduced to allow ADA compliance for grab bars in old tub area. <br /> Repairs to maintain building: abatement of asbestos,insulation added where abated lath and plaster allow access, <br /> new drywall, new paint,new trim, new hardware at new doors(at existing door locations), new carpet. <br /> No addition of any additional equipment;replacement only for maintenance. <br /> IEBC REQUIREMENTS FOR LEVEL 2 Chapters 7&8 <br /> Chapter 7 Compliance(Level 1 included) <br /> 705.2 Primary function: route to the primary function remains as existing. <br /> Toilet facilities made ADA. <br /> Fountain not required due to occupancy count. <br /> Thresholds shall be 3/4 inch maximum. <br /> Chapter 8 Compliance(Level 2) <br /> Vertical openings—NA(each floor does not exceed 3000 sf) <br /> Interior Finish of walls and ceilings shall comply with IBC—all drywall <br /> Guards—Guards at lower floor will meet IBC <br /> Fire Resistance Ratings—NA not required in Type V non-rated construction <br /> 1 I_page <br />
