<br />CONTRACT FOR CONSTRUCTION" AS PART OF THE CONTRACT DOCUMENTS
<br />FOR THIS WORK.
<br />D. ALL PERSONS INTENDING TO PROVIDE GOODS OR SERVICES IN
<br />CONNECTION w/THE WORK ARE ADVISED TO READ AND UNDERSTAND THE
<br />APPLICABLE ADA DOCUMENTS PRIOR TO PROCEEDING.
<br />F. THE TENANT HAS AWARDED SEPARATE CONTRACTS FOR SOME
<br />CONSTRUCTION WORK THAT WILL BE CONDUCTED SIMULTANEOUSLY WITH
<br />WORK UNDER THIS CONTRACT. GENERAL CONTRACTOR MUST COOPERATE

<br />F. PRIOR TO START OF CONSTRUCTION, GENERAL CONTRACTOR SHALL
<br />ARRANGE A MEETING WITH LANDLORD'S CONSTRUCTION REPRESENTATIVE TO
<br />REVIEW AND ESTABLISH ALL LANDLORD REQUIREMENTS. THIS INCLUDES, BUT IS
<br />NOT LIMITED TO, THE FOLLOWING: ALL CONSTRUCTION, SCHEDULES,
<br />WORKMAN PARKING, DELIVERY AND STORAGE OF MATERIALS, SAFETY
<br />PROTECTION, TRASH REMOVAL, SECURITY, AND DOCUMENTS REQUIRED FOR
<br />FINAL LANDLORD SIGN -OFFS. GENERAL CONTRACTOR IS TO NOTIFY TENANT'S
<br />CONSTRUCTION MANAGER IMMEDIATELY OF ANY ITEM THAT MAY AFFECT THE
<br />DESIGN INTENT OF THE DRAWINGS, OR RESULT.
<br />G. ANY ITEMS DIRECTED BY LANDLORD, INSPECTORS, OR ANY OTHER
<br />AUTHORITY THAT AFFECTS THE DESIGN INTENT OF THE DRAWINGS, OR
<br />RESULTS IN ADDITIONAL COSTS OR SCHEDULE DELAYS SHOULD NOT BE

<br />REQUESTING AUTHORITY. IN ADDITION, SUBMISSION MUST INCLUDE A LABOR
<br />AND MATERIAL COST BREAKDOWN AND THE IMPACT TO THE CONSTRUCTION
<br />SCHEDULE.
<br />01005 CONTRACTORS USE OF THE PREMISES.
<br />PART 1 - GENERAL
<br />A. THE GENERAL CONTRACTOR AND ALL CONTRACTORS BIDDING ON THIS
<br />PROJECT SHALL VISIT THE JOB SITE TO FAMILIARIZE THEMSELVES WITH ACTUAL
<br />JOB CONDITIONS AND TO CHECK FOR ANY INTERFERENCE BETWEEN THEIR
<br />WORK AND THAT OF OTHER TRADES AND/OR APPARENT VIOLATIONS OF
<br />LOCAL, STATE, OR FEDERAL CODES, LAWS, ORDINANCES, AND REGULATIONS
<br />BEFORE ENTERING INTO A CONTRACT WITH EITHER THE GENERAL
<br />CONTRACTOR AND/OR TENANT.
<br />1. ALL ITEMS SHALL BE INCLUDED IN THE BASF_ BID TO ACHIEVE THE FINAL
<br />PRODUCT INDICATED IN DRAWINGS. THIS INCLUDES, BUT IS NOT LIMITED TO,
<br />THE FOLLOWING: CONCRETE FLOOR PREP, FLOOR SLAB X-RAYING, DEMISING
<br />WALL GYPSUM BOARD EXTENT AND CONDITION, REQUIRED FIRE PROOFING,
<br />ELECTRICAL PANELS, ELECTRICAL, WATER, SEWER, VENTS AND TELEPHONE
<br />CONDUITS, ANY LANDLORD REQUIRED FIRE PROTECTION SYSTEM OR TIE-INS
<br />TO BLDG. MANAGEMENT SYSTEMS, FIRE EXTINGUISHERS, AND STRUCTURAL
<br />REQUIREMENTS FOR TENANT'S EQUIPMENT.
<br />2. GENERAL CONTRACTOR SHALL NOTIFY THE ARCHITECT AND TENANT IN
<br />WRITING BEFORE ENTERING INTO A CONTRACT WITH THE TENANT IF ANY
<br />INTERFERENCE OR VIOLATIONS APPEAR AND DEPARTURE FROM THE DESIGN
<br />INTENT OF THE DOCUMENTS IS REQUIRED.
<br />3. FAILURE TO PROVIDE ARCHITECT AND TENANT'S CONSTRUCTION
<br />MANAGER WITH THE AFOREMENTIONED NOTIFICATION SHALL RESULT IN THE
<br />GENERAL CONTRACTOR BEING HELD RESPONSIBLE TO COMPLETE ALL WORK
<br />REQUIRED TO MEET THE DESIGN INTENT OF THE CONTRACT DOCUMENTS AT
<br />HIS/HER OWN COSTS WITH NO ADDITIONAL EXPENSES (EXTRAS) BEING
<br />INCURRED BY THE TENANT, EXTRAS WILL NOT BE ALLOWED FOR JOB SITE
<br />CONDITIONS THAT WERE READILY VISIBLE OR DETERMINED.
<br />4. ALL SUB TRADES SHALL COORDINATE THEIR WORK WITH THE WORK OF
<br />OTHERS OR WITH EXISTING CONDITIONS OCCURRING ABOVE OR BELOW THE
<br />LEASED PREMISES AND SHALL MAKE CHANGES FROM TIME TO TIME AS
<br />REQUESTED TO ACCOMMODATE SUCH WORK OR CONDITIONS AT NO CHARGE
<br />TO TENANT.
<br />5. CONTRACTORS SIGNS OR SIGNS OF ANY KIND MAY NOT BE DISPLAYED
<br />ON BARRICADES
<br />6. THE G.C. SHALL BUILD ON SITE A TEMPORARY LOCKABLE STORAGE AREA.
<br />G.C. SHALL ACCEPT ALL TENANT SUPPLIED ITEMS AND STORE THEM SAFELY IN
<br />SUCH SPACE.
<br />A. LAYOUT OF WORK
<br />1. IMMEDIATELY AFTER DEMOLITION, GENERAL CONTRACTOR TO
<br />ADVISE TENANT OF ANY DISCREPANCIES IN OVERALL WIDTH, LENGTH,
<br />AVAILABLE CEILING HEIGHTS, COLUMN LOCATIONS, STOREFRONT, UTILITY
<br />LOCATIONS, ETC -
<br />2. EXERCISE PROPER PRECAUTION TO VERIFY ALL EXISTING
<br />CONDITIONS AND LAYOUT OF CONTRACTOR TO NOTIFY TENANT OF ANY
<br />DISCREPANCIES IMMEDIATELY. CONTRACTOR IS RESPONSIBLE FOR ANY
<br />ERROR RESULTING FROM FAILURE TO EXERCISE SUCH PRECAUTION. SUCH
<br />ERROR WILL NOT BE CONSIDERED SUBSEQUENTLY AS A BASIS FOR EXTRA
<br />COMPENSATION.
<br />3. GENERAL CONTRACTOR IS TO LAYOUT WORK AND BE RESPONSIBLE
<br />FOR ALL LINES, MEASUREMENTS OF THE BUILDING, UTILITIES, AND OTHER
<br />WORK EXECUTED UNDER THE CONTRACT.
<br />4. SHOULD A CONTRACTOR FIND DISCREPANCIES IN, OR OMISSIONS
<br />FROM THE DRAWINGS OR SPECIFICATIONS, OR SHOULD HE BE IN DOUBT
<br />AS TO THEIR MEANING, HE SHALL AT ONCE NOTIFY THE ARCHITECT AND
<br />TENANT.
<br />B. CODES AND STANDARDS
<br />1, ALL WORK, MATERIALS, AND INSTALLATION SHALL BE IN STRICT
<br />ACCORDANCE WITH ALL ORDINANCES, STATE AND LOCAL BUILDING
<br />CODES, LATEST EDITION. SEE TITLE SHEET FOR SPECIFIC EDITIONS.
<br />2. DESIGN LOADS: LOADS AND CODE RESTRICTIONS FOR ALL DESIGN
<br />CONSIDERATIONS SHALL CONFORM TO THE LOCAL AND STATE CODES AND
<br />ALL GOVERNING CODES.
<br />A. TRASH REMOVAL
<br />1. ALL TRADES SHALL CONFINE CONSTRUCTION WORK TO WITHIN LEASED
<br />PREMISES AS MUCH AS POSSIBLE AND SHALL WORK IN AN ORDERLY MANNER
<br />REMOVING TRASH AND DEBRIS FROM PROJECT ON A DAILY BASIS INCLUDING
<br />TRASH AND DEBRIS GENERATED BY TENANT SUPPLIED AND/OR INSTALLED
<br />ITEMS. AT NO TIME WILL PIPES, WIRES, BOARD, OR OTHER CONSTRUCTION
<br />MATERIALS CROSS PUBLIC AREAS WHERE HARM COULD BE CAUSED TO THE
<br />PUBLIC.
<br />2. MALL DOORS ARE NOT TO BE PROPPED OPEN BY CONSTRUCTION
<br />WORKERS AT ANY TIME.
<br />3. THERE WILL BE NO STORAGE OF MATERIAL OR RUBBISH IN CORRIDORS
<br />OR OTHER LANDLORD AREAS AT ANY TIME. IF DEBRIS IS FOUND IN THIS AREA,
<br />IT WILL BE REMOVED AT THE EXPENSE OF THE GENERAL CONTRACTOR.
<br />4. ALL SUB TRADES SHALL COORDINATE REMOVAL OF DEBRIS AND
<br />GARBAGE GENERATED BY THEIR TRADES WITH THE G.C.
<br />S. THE G.C. SHALL BE RESPONSIBLE FOR THE REMOVAL OF ALL DEBRIS
<br />INCLUDING PACKAGING MATERIAL OF MILLWORK.
<br />D. ROOF CUTTING AND PATCHING
<br />1. CUTTING AND PATCHING FOR ALL ROOF OPENINGS SHALL BE
<br />PERFORMED BY LANDLORDS ROOFING CONTRACTOR, IF SO REQUIRED BY THE
<br />LANDLORD, ENGAGED AND PAID BY GENERAL CONTRACTOR.
<br />2. THE LANDLORDS ROOFING CONTRACTOR WILL, AT SUBTRADES WRITTEN
<br />REQUEST AND COST, PROVIDE THE OPENINGS, ANCHORING DEVISES, CURBS,
<br />FLASHINGS, PATCHING, ETC., AS REQUIRED FOR TENANTS EQUIPMENT SO AS
<br />TO MAINTAIN THE INTEGRITY AND GUARANTEE OF THE ROOF. ALL SUBTRADES
<br />SHALL INCLUDE THE COST OF SUCH OPENINGS, ETC. IN THEIR PROPOSALS TO
<br />TO THE GENERAL CONTRACTOR DURING BIDDING. SUBTRADES SHALL
<br />COORDINATE WITH THE LANDLORD AND/OR ROOFING CONTRACTOR AND
<br />ALSO REIMBURSE HIM FOR SAME.
<br />3. ROOF REPAIRS OR PENETRATIONS REQUIRED BY REMOVAL OR
<br />RELOCATION OF EXISTING EQUIPMENT OR INSTALLATION OF NEW EQUIPMENT
<br />(CUTTING OF ROOF AND DECK MATERIAL AND/OR REPAIR OF THE SAME) SHALL
<br />BE COORDINATED WITH THE LANDLORD'S REPRESENTATIVE.
<br />F. DELIVERIES
<br />1. GENERAL CONTRACTOR IS RESPONSIBLE FOR UNLOADING ALL TENANT
<br />PROVIDED ITEMS AT THE JOB SITE INCLUDING A HEAVY AMOUNT OF
<br />MILLWORK WHICH IS TENANT SUPPLIED. THESE TENANT SUPPLIED ITEMS SHALL
<br />BE THE G.C.'S RESPONSIBILITY TO UNLOAD, STORE, AND DELIVER TO PROPER
<br />STORE AREAS WHEN REQUIRED. SEE TITLE SHEET, "GENERAL NOTES", FOR
<br />ADDITIONAL NOTES, PROCEDURES, AND RESPONSIBILITIES.
<br />2. THE GENERAL CONTRACTOR IS RESPONSIBLE TO COORDINATE
<br />ACCEPTABLE HOURS FOR DELIVERY AND LOCATION OF DELIVERY OF BUILDING
<br />PRODUCTS AND TENANTS ITEMS WITH LANDLORD'S REPRESENTATIVE.

<br />A. ALL PROJECT COORDINATION SHALL BE THROUGH TENANT'S
<br />CONSTRUCTION MANAGER AS LISTED ON TITLE SHEET.
<br />B. COMPLY WITH CONSTRUCTION MANAGER'S PROCEDURES FOR
<br />INTRA-PROJECT COMMUNICATIONS; SUBMITTALS, REPORTS AND RECORDS,
<br />SCHEDULES, COORDINATION DRAWINGS, RECOMMENDATIONS; AND
<br />RESOLUTION OF AMBIGUITIES AND CONFLICTS, INCLUDING REQUESTS FOR
<br />SUBSTITUTIONS AND CHANGE ORDERS.

<br />FROM REQUIRED EXITS. INCLUDE TEMPORARY LIGHTING AND SAFETY DEVICES,
<br />ALL IN ACCORDANCE WITH GOVERNING STATE AND LOCAL CODES AND
<br />LAND -LORD REQUIREMENTS.
<br />B. THE CONTRACTOR SHALL REMOVE, REPAIR, RESTORE, AND REPLACE
<br />WHERE ANY SUCH WORK IS NECESSARY OR AS INDICATED ON THE DRAWINGS.
<br />CUT ALL NECESSARY OPENINGS, AND PATCH/REPAIR/SEAL SAME TO DEGREE
<br />NECESSARY TO SATISFY ALL REQUIREMENTS. INSOFAR AS POSSIBLE, ALL
<br />PROTRUSIONS, MARKS, CRACKS OR OTHER EVIDENCE OF A DEFICIENT OR
<br />DAMAGED CONDITION SHALL BE ELIMINATED, UNLESS SPECIFICALLY NOTED
<br />OTHERWISE. ANY PARTS WHICH ARE SPLIT, CRACKED, CHIPPED, SPALLED,
