f) What impacts would the proposed change of land use designation have on the current use <br /> of other properties in the vicinity, and what measures should be taken to assure <br /> compatibility with the uses of other properties in the vicinity? <br /> g) Would the change of the land use designation sought by the proponent create pressure to <br /> change the land use designation of other properties in the vicinity? If so, would the <br /> change of land use designation for other properties be in the best long term interests of <br /> the community in general? <br /> and <br /> WHEREAS, with regard to the Tredway Corporation property, located at 5701 First Avenue,the <br /> City Council finds: <br /> 1. The proposed land use designation"Single Family Detached, 5-10 Dwellings per Gross <br /> Acre" is consistent with the locational criteria contained in the Land Use Element. <br /> 2. The existing land use designation"Agricultural" is not consistent with the portion of the <br /> subject property which is proposed to be amended, which is located outside the 100 year <br /> floodplain and has never been a viable agricultural property. <br /> 3. A portion of the subject property is zoned R-2 (Single Family Medium Density), and the <br /> abutting property to the west is also zoned R-2. <br /> 4. There are two existing single family dwellings on the subject property, which are located <br /> outside of the 100 year floodplain. <br /> 5. The subject property abuts property in the M-2 zone,upon which is located a heavy <br /> construction company which may occasionally generate noise which is audible on the <br /> subject property. <br /> 6. Changing the land use designation and zoning on the subject property from"agricultural" <br /> to "residential"will affect the application of the City's Noise Ordinance to the subject <br /> property by making it a more sensitive "receiving property." <br /> 7. The location of new dwellings is more distant from the abutting M-2 property than the <br /> existing dwelling which is to remain on the property and from other residentially zoned <br /> areas and uses which abut the M-2 property. <br /> 8. The proposed change in land use designation and zoning for a portion of the subject <br /> property is consistent with the locational criteria and policies of the Everett Growth <br /> Management Comprehensive Plan; <br />
