Two complete sets of the revised drawings <br />should be submitted to replace the previously submitted drawing sets. The resubmittal documents should include an <br />itemized response letter clarifying how the review comments below have been addressed. <br />Architectural: <br />1) Below grade insulation does not meet the requirements of WSEC 2018 Table R402.1.1. The floor <br />should be R-7.5 continuous insulation per footnote f. As an alternative to R-7.5 floor continuous <br />insulation, additional insulation may be provided to the wall including R-5 continuous insulation + R-21 <br />fiberglass insulation. Please provide a detail for the option selected to meet the requirements. <br />2) The bedrooms should have emergency egress openings. The minimum opening dimensions and area, <br />and maximum bottom sill opening height of the floor, should be specified. See IRC Section R310. <br />3) The project requires a whole house ventilation system per IRC Section R303.4. Show the location on <br />the plans; the fan should not be located inside a closed room. Specify the performance requirements <br />per Section M1505.4. <br />4) The bathrooms and kitchen should specify exhaust fans including the minimum required performance <br />rates per IRC Table M1505.4.4(1). <br />Structural: <br />5) The retaining wall detail provided in the calculation package appears to not be applicable to the stair <br />system. Please provide a revised detail with structural calculations for the retaining wall. The window well <br />retaining wall details should also be provided. <br />6) The construction of the new concrete stairwell does not appear to provide construction details. Structural <br />drawings should be submitted as needed that include framing plans, sections, details, construction schedules, <br />fastening schedules, materials requirements, general notes, special inspection requirements, etc. The drawings <br />should substantiate compliance with the prescriptive requirements of the IRC.
