Thank you for your application. I am a planner with the city reviewing your <br /> application against the Unified Development Code (Title 19)to ensure compliance with the <br /> city's zoning and land use regulations. At this time, we cannot okay your permit for intake. <br /> Please see below for needed corrections prior to permit routing. Please note the following <br /> comments only pertain to standards in the UDC. <br /> 1. EMC 19.06.110 Table 6-7 states the minimum lot area required for a two-unit dwelling <br /> (i.e.. duplex) in the R-2 zone is 7,500 square feet. Per the legal description of the <br /> property and the Beverly Acreage plat the subject property is approximately 7,268 <br /> square feet. A two-unit dwelling (duplex) cannot be permitted at this location. <br /> 2. To permit a second dwelling unit at this property it must meet the standards of an <br /> Accessory Dwelling Unit(ADU). Please refer to EMC 19.08.100 for ADU regulations. <br /> 3. If the project cannot satisfy ADU regulations the 2nd kitchen in the basement must be <br /> removed. A demo permit will be required for the removal of the unpermitted basement <br /> kitchen. <br /> 4. If the project proceeds with permitting the basement unit as an ADU please submit an <br /> Accessory Dwelling Unit Land Use Application to the Planning Department to be <br /> reviewed and processed concurrently with your building permit application. <br /> 5. New plan sets and site plans will be required showing the revised scope of work.
