The proposal indicates the existing fuel <br />island and other structures on site to be demolished. The fuel island is noted "to be demolished for pump replacement." <br />This property is designated as NB: Neighborhood Business. It is subject to the Use tables of EMC 19.05 basic <br />development standards of EMC 19.06 and other requirements as applicable from the Unified Development Cade: EMC <br />Title 19. <br />Auto fuel sales is a prohibited use in the NB zone. Since the end goal appears to be re-establishing a fuel island at this <br />site, prior to issuance of the Demo permit it is highly advised you obtain a Nonconforming certification for the use and <br />other nonconformities that my exist on site i.e. setbacks. It may not be possible to re-establish the fuel use without first <br />obtaining a certification. For com pleta details regarding nonconformities, please refer to EMC 19.38. <br />If you choose to apply for a nonconforming certification, it may be applied for online via our permitting portal; see the <br />linked application above for details.
