I <br />V <br />EVERETT <br />WASHINGTON <br />CITY OF EVERETT <br />Community, Planning & Economic Development Department <br />Planning Division <br />INFORMATION FOR DEVELOPER <br />Planning — Kelsey Heyd — 425.257.8731— kheyd@everettwa.gov <br />A review of this project by the Planning Division indicates that the following conditions shall be met: <br />1. Effective November 24, 2020 the subject property was rezoned to B: Business and the contract <br />rezone for this property was repealed. A complete SEPA application was filed while the subject <br />property was zoned B-2 under the contract rezone and vested per EMC Title 15. To remain <br />vested under the use provisions of the B-2 and contract rezone, a complete construction permit <br />application shall be filed within 3 years of the date of this decision: December 4, 2023. <br />2. Any changes to the plans on file require Planning Division approval. Any future minor <br />modifications, as determined by the planning director, may be reviewed as a Review Process I <br />unless specified otherwise in EMC Title 15. <br />3. A landscape and irrigation plan meeting the requirements of EMC 19.35 will be required to be <br />submitted with the construction permit application(s). Landscape and irrigation plans must be <br />prepared by professionals licensed or certified in Washington State. Prior to issuance of any <br />permits, landscape and irrigation plans must be reviewed and approved by the Planning <br />Division. Any requests for modification must be reviewed and approved by the Planning Director <br />subject to the Review Process in EMC Title 15. <br />4. Performance regulations. This project is subject to the general performance regulations for light, <br />glare, odor and air emissions, and vibration and concussion identified in EMC 19.39. <br />5. The Applicant is responsible for coordinating with Community Transit to provide appropriate <br />permanent pedestrian access and enhancements, and temporary access during construction, <br />from the subject property to the existing adjacent Swift Station located on Evergreen Way. <br />6. The Applicant is responsible for coordinating with PSCAA to determine if the project requires a <br />permit or notification from PSCAA. Please contact PSCAA and/or review their requirements at <br />pscleanair.gov. <br />7. Signs.
