Such sperhl permit shall in no event be grant t d unless the Col:missi on finds that the pro- posed conversion into a multiple family dwelling or apartment ho}zse will not be unduly detrimental or obnoxious to adjacent or sutrounding property. ,1 FRONT YARD: There shall be a front yard having a minimum depth of twenty (20 ) feet. REAR YARD: There shall be a rear yard having a mininum depth of twenty-five (25) feet, except that on a lot which is a complete unit held under separate end distinct ownership from the adjoining lots and of record Prior to the ta ing effect of this ordinance , this depth of rear yard may be reduced, if necessary to such extent only, but in no case less than Ten (10) feet, as will permit a building depth of thirty (30) feet. SIDE YARD: There shall be a side yard of not le ss than five (5) feet in width on each side of a building, provided, however, that on e lot having a width of less than forty (40 ) feet as shown by the last conveyance of record at the time of the lPe ssage of this ordina nce, there shal 1 be a side yard on each side of a building of not less than three (3) feetfin nuild- width.
