2. EXISTING CONDITIONS SUMMARY <br /> The site is located at 2007 Cedar St, in the City of Everett, and in Section 20, Township <br /> .29N, Range 5E, Willamette Meridian. .See Figure 1 -Vicinity Map. The gross site area is <br /> approximately.0.15..acres. <br /> Land use around the site is primarily single-family homes. The existing site is developed <br /> and contains a SFR, patio, lawn, and paved driveway. For this project 1,864 sf of non- <br /> pollution generating impervious surfaces will be added. Vegetation on the site consists of <br /> grass. The existing developable site is rectangular in shape. <br /> The site covers approximately 0.15 acres. The existing site in the area of disturbance <br /> currently consists of lawn. Approximately 1,864 sf(0.04 acres) of the site will be impacted <br /> by new impervious surfaces. 82% of the 0.15 acre parcel is being disturbed as needed for <br /> the clearing/grubbing and restoration of the existing site. <br /> Soil information provided by Rich's Septic Designs LLC were used to determine the on- <br /> site soils. The soil logs found sandy loams to hardpan at 35-45 inches below grade, and <br /> also possible seasonal water table at 28-37 inches below grade (Refer to Appendix A for <br /> soil logs). The USDA Websoil Survey. shows the soils as being Alderwood-Urban land <br /> complex. The general site slopes in the area of disturbance are flat and average <br /> approximately 4 percent down to the north and west. Based on the existing soil <br /> information and the setbacks of the proposed improvements from any of the property lines <br /> and steep slopes, there is little potential for erosion or sedimentation during construction <br /> assuming the basic BMPs included in the SWPPP are installed and maintained properly. <br /> Refer to Figure 2 for an existing basin map. <br /> Diedrich Addition 21-0224 <br /> Sept 2021 Page 5 <br />
