Guards and handrails should be able to withstand a
uniform load of 50 lbs/ft or a concentrated load of 200 lbs placed at the top of the handrail or
guard. Table R301.5
. Plans should show a detail for the construction of the interior and exterior stairs. Connections
should be specified between all framing members.
Provide a nailing schedule on the drawings to show the minimum fastening requirements for
, the wood framing. Refer to IRC Table R602.3 (1) and list applicable connections on the
drawings. A schedule should be provided listing the type of connections, and the type and
umber of fasteners for each connection.
/1. See Structural Calculations Page 5.
a. Living/Stair beam is specified as a PSL beam, but plans specify LVL.
b. The calculation does not show the 4-foot cantilever as shown on Sheet 3. Total
length of the beam is about 18 feet 6 inches.
c. Sheet 3 and 4 should be updated to show the same span for the beam./Structural Calculations should show calculations for the required footings. Please show the
footing size is adequate at the support for the floor beams located the stairs/ Living Room.
R106.1.1
. The design criteria on Sheet 4 should match the design criteria listed in the Structural
Calculations. Structural Calculations specify an allowable bearing pressure of 2000 psf, but
construction drawings specify 1500 psf on Sheet 4. Also, active pressures seem to differ
between calculations and drawings. R106.1.1
7 See Sheet 3 and 4. Plans should specify post sizes and top/bottom connections. See posts for
roof and floor beams. Detail "Detail Typ Post and Beam on Footing"on Sheet 4 should specify
the type of positive connection to the footing. R106.1.1
/See Sheet 4, 8, and 10. It appears that new footings are surcharging the existing basement
retaining wall. Please provide structural calculations or provide a new detail showing the new
footings deep enough so they are not surcharging the existing retaining wall. R106.1.1
. Plans should show how trusses and rafters are connected and tied down to bearing walls. Roof
assemblies should have uplift resistance according to Section R802.11.1.1 and R802.11.1.2.
(1-0.
Plans should show how ceiling joists/collar ties are connected to roof rafters. R106.1.1.
. See Sheet 1, 2, 3, and 6. It appears that the ridge beam spans from the exterior wall to interior
bearing wall and elevations show a half-hip roof. Please provide a roof framing detail ofthe
ridge beam bearing at the exterior wall where the half-hip roof occurs.
