Thank you for your application. I am a planner with the City reviewing <br /> your proposal against the Unified Development Code (Title 19). I did not see a site plan <br /> provided in the application materials and I have a concern that the three split-system HVAC <br /> units shown to replace existing units along the north fagade do not meet setback requirements. <br /> Archived permit history shows the building 5-feet from the north interior lot line. Current <br /> minimum setback requirements for the UR4 zone outside of Metro Everett is 5-feet from <br /> interior lot lines. There is a setback exception for mechanical equipment however the units <br /> must maintain a minimum 3-foot setback from the interior side lot line. <br /> Please provide a site plan showing the subject property's lot lines, exiting building footprint, <br /> existing building setbacks, and the proposed units with setbacks labeled.
