Provide the size species and grade of the beam supporting the existing roof over the
openings into the new Living Room addition.
The size is 9.5 inches(either 2-2x 10 or one 4 x 10)the grade and species is unknown.
The building D.O.S. being 1962I would have to assume old growth Douglas Fir for
species. The residence shows no symptoms of structural stress.
The new framing was designed to add no new load to the existing structure and its
foundation. To that end the existing roof overhang is shown to be removed and truss T4
(see BMC Calcs)is set immediately adjacent to the existing wall. This reduces the load
imposed on the existing wall, its headers and foundation.
With no additional live or dead load on the existing wall and headers I was not concerned
with it being over stressed (No plan cloud)
2. Provide Smoke Alarms in each sleeping room and in the corridor or area giving access to each
separate sleeping area and on each story. Smoke alarms shall be hard-wired and
interconnected per section R314 IRC. Show on plans throughout the entire dwelling.
My bad, the plans are noted in the title block and on the site plan that the addition is
being made to,is an existing licensed 6 bed Adult Family home. I should have made
additional notations to the floor plan. This AFH conversion was accomplished via City of
Everett Building Permit#C-1702-005, issued 4/14/17. The issues you have asked for
were implemented or installed,Inspected by both City and State inspectors under the
above permit. I have taken no action on this correction other than to note the floor plan.
(Plan cloud 1/2)
3. Provide minimum 36 inch landing measured in the direction of travel at all entrance/exits.
Show on plans.
See Above(Plan cloud 1/3)
4. Section B on sheet 2 should show the new beam supporting the existing roof structure.
Done by reducing the width of the header by 2". New engineering has been provided.
(Plan cloud 1/4)
5. Washington State Energy Code requires R-10 rigid insulation in headers in exterior walls,
show requirement on plans.
Done by reducing the width of the header by 2n New engineering has been provided.
