However, the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. <br /> Construction-level documents should be submitted for review. Two complete sets of the revised drawings <br /> should be submitted to replace the previously submitted drawing sets. Preliminary comments are provided <br /> below to assist in preparing the drawings, but these are not intended to provide a comprehensive review. The <br /> resubmittal documents should include an itemized response letter clarifying how the review comments below <br /> have been addressed. Depending on your experience with the adopted codes and preparing documents, we <br /> recommend consulting with a design professional to assist you. <br /> Intake Review Comments: <br /> 1. The submitted sketches do not provide sufficient information to perform a review. Construction-level <br /> drawings should be submitted. The drawings should be prepared using established drafting standards. <br /> The drawings should clearly distinguish between existing and new work. See IBC Section 107.2.1. <br /> 2. The submitted sketches include an old drawing from a previous permit drawing set. Old drawings <br /> should not be recycled in place of creating new drawings showing the proposed work for the current <br /> project. New drawings should be prepared showing all pertinent information. References to previous <br /> drawings for information are not an acceptable alternative. See IBC Section 107.2.1. <br /> 3. The drawings should specify the existing and proposed Occupancy Classification for the space. See IBC <br /> Chapter 3. <br /> 4. Continuing with the previous comment, additional code requirements may apply if an occupancy <br /> change occurs. See IEBC Chapter 10. <br /> 5. The drawings should specify the Construction Type of the building. See IBC Table 601. <br /> 6. The drawings should specify if the building/space includes existing fire sprinkler and alarm systems. <br /> 7. The drawings should include additional permits required, including but not limited to mechanical, <br /> plumbing, electrical, and fire sprinkler and alarm systems. <br /> 8. The drawings should include details for the construction of new elements, including but not limited to <br /> walls. See IBC Sections 107.2.1 and 1603.1. <br /> 9. Continuing with the previous comment, the drawings should include typical structural notes and <br /> material requirements for the proposed construction. Where wood construction occurs, fastening <br /> requirements not specified in the details should be specified by including a schedule in the drawings <br /> per IBC Table 2304.10.1; providing a reference only to this table does not satisfy this requirement. <br /> 10. The proposed modifications are required to comply with ICC A117.1-09. At least one door does not <br /> appear to comply with Section 404. Other deficiencies cannot be determined from the submitted <br /> sketches. See IEBC Section 305.6 and IBC Section 1101.2. <br /> 11. In addition to the previous comment,the proposed work requires the project to include accessibility <br /> improvements per IEBC Section 305.7.
