• •
Drew Martin
From: Drew Martin
Sent: Wednesday, October 26, 2022 2:00 PM
To: thornhilljk@gmail.com
Subject: City of Everett Permit Services: 1205 Craftsman Way Suite 100 (B2210-015) - First
Building Intake Review
Hello,Jeremy.
Your application has been received and a permit set up. However, the submitted documents are not
sufficiently developed for us to perform a comprehensive review at this time.
Construction-level documents should be submitted for review. Two complete sets of the revised drawings
should be submitted to replace the previously submitted drawing sets. Preliminary comments are provided
below to assist in preparing the drawings, but these are not intended to provide a comprehensive review. The
resubmittal documents should include an itemized response letter clarifying how the review comments below
have been addressed. Depending on your experience with the adopted codes and preparing documents, we
recommend consulting with a design professional to assist you.
Intake Review Comments:
1. The submitted sketches do not provide sufficient information to perform a review. Construction-level
drawings should be submitted. The drawings should be prepared using established drafting standards.
The drawings should clearly distinguish between existing and new work. See IBC Section 107.2.1.
2. The submitted sketches include an old drawing from a previous permit drawing set. Old drawings
should not be recycled in place of creating new drawings showing the proposed work for the current
project. New drawings should be prepared showing all pertinent information. References to previous
drawings for information are not an acceptable alternative. See IBC Section 107.2.1.
3. The drawings should specify the existing and proposed Occupancy Classification for the space. See IBC
Chapter 3.
4. Continuing with the previous comment, additional code requirements may apply if an occupancy
change occurs. See IEBC Chapter 10.
5. The drawings should specify the Construction Type of the building. See IBC Table 601.
6. The drawings should specify if the building/space includes existing fire sprinkler and alarm systems.
7. The drawings should include additional permits required, including but not limited to mechanical,
plumbing, electrical, and fire sprinkler and alarm systems.
8. The drawings should include details for the construction of new elements, including but not limited to
walls. See IBC Sections 107.2.1 and 1603.1.
9. Continuing with the previous comment, the drawings should include typical structural notes and
material requirements for the proposed construction. Where wood construction occurs, fastening
requirements not specified in the details should be specified by including a schedule in the drawings
per IBC Table 2304.10.1; providing a reference only to this table does not satisfy this requirement.
10. The proposed modifications are required to comply with ICC A117.1-09. At least one door does not
appear to comply with Section 404. Other deficiencies cannot be determined from the submitted
sketches. See IEBC Section 305.6 and IBC Section 1101.2.
11. In addition to the previous comment, the proposed work requires the project to include accessibility
improvements per IEBC Section 305.7. Voluntary modifications to the space that must comply with IBC
1
