This comment has not been completely addressed. The response states that the building <br /> has been revised to a Type VA construction with non-separated occupancies. The following <br /> comments should be addressed: <br /> a. Sheet A1.1 should be revised removed references to Type I construction. At least two <br /> references are provide on the plan and in the building information right of the plan. <br /> b. Sheet A1.1 identifies the parking level as a basement and specifies the building as 3 <br /> stories tall. The parking level does not meet the definition of a basement. Sheet A1.1 <br /> shall be revised to remove the basement references and specify the building as four <br /> stories tall. See IBC Section 506.1.3 and the"Grade Plane"definition in Section 202. <br /> 6. This comment has not been completely addressed. Section A-A/A5.1 includes the stairway <br /> shaft in the northeast corner of the building. The detailing for the interior shaft wall at the <br /> second floor does not provided the required fire protection and shall be revised. See IBC <br /> Section 107.2.1. <br /> 7. This comment has not been completely addressed. The parking level does not meet the <br /> opening requirements for natural ventilation per IBC Section 406.5.2. The total opening <br /> area is less than 20% of the wall area for this level; opening calculations appear larger than <br /> the actual openings provided (not including net loss for vertical bars), though calculated <br /> values do not satisfy the code requirement either. The total length of openings is less than <br /> 40% of the building perimeter. The south wall shall be included in both the opening and <br /> length calculations. The openings shall be revised or mechanical ventilation shall be <br /> provided per IBC Section 406.6.2. <br /> Egress: <br /> 2. This comment has not been completely addressed. Per the original comment, emergency <br /> egress lighting shall be provided at the following locations: <br /> a. Garage interior per IBC Section 1008.3.1. <br /> b. Exterior landing for southeast Lobby door at Grid G/8 per IBC Section 1008.3.2 Item 5. <br /> c. Exterior landing for Door #25 at Grid C/2.8 per IBC Section 1008.3.2 Item 5. <br /> Additional Comments: <br /> 1. The West Elevation 2/A4.1 shows a sloping finished grade that crosses through openings in <br /> the exterior wall. Sheets A1.1 and A3.1 show a retaining wall near the southwest corner of <br /> the building. The actual grade along the building should be shown, including the retaining <br /> wall. Note that the geometry of the retaining wall on Sheets A1.1 and A3.1 does not appear <br /> consistent with Sheets C1.0 and C2.0 of the civil drawing set. See IBC Section 107.2.1. <br /> 2. The South Elevation 1/A4.1 shows a sloping finished grade that crosses through openings in <br /> the exterior wall.
