I have found a few problems with the submission.Please note that these <br /> represent Building Code concerns and not Planning/Land Use requirements. <br /> Chris from Homedesigns NW indicated to the Planning Department that the house should be reviewed as a single family <br /> residence(SFR).The house plans submitted show a duplex or an Accessory Dwelling Unit(ADU)and not a SFR.The <br /> primary reason for this is that the basement is an independent unit from upstairs.Currently,the closest that the building <br /> complies is as an ADU(with the building code). Planning would have to weigh in as well regarding those requirements <br /> (SFR/ADU/Duplex each have different requirements).Please also note that the plans do not show any interior <br /> connection between floors as was indicated in the comments below(which is a requirement of a SFR). In short: <br /> • To be a SFR there should not be separate units in the building.An interior connection would be required. <br /> • To be an ADU we would need written confirmation that one of the units is owner-occupied and will remain as <br /> such (this seems like the easiest path of compliance based on the plans already submitted). <br /> • To be a Duplex the separation between units and load-bearing members would be required to be of fire- <br /> resistive construction(as well as other duplex requirements). <br /> Other notable comments: <br /> • The permit is for the basement to be converted to habitual space.Compliance with the Energy Code is required <br /> (the exterior walls of the basement do not appear to be insulated). <br /> • All of the plumbing and mechanical installations in the lower unit and upper bath room will be required to be <br /> exposed for inspection. <br /> • All wiring is assumed to have been exposed to water and would be required to be replaced by state law.As a <br /> result,the building will be required to be completely re-wired. <br /> Please excuse this brief summary vs.a complete review as I wanted to report my findings before I leave for the next <br /> three days(returning next Tuesday).However a complete review is not currently possible as the plans submitted do not <br /> comply as a SFR,Duplex or an ADU.
