"PA,,/-A
• 4
PUBLIC WORKS
s.
b. Please see all redlines on the attached plans for required corrections in addition to all
comments listed below. Frequently, redlines will be stand-alone and will not have an
associated item in this corrections letter.Likewise, comments below may not have associated
redlines. Please indicate to the City that all redlines have been adequately addressed by
providing checkmarks or notes next to the City's redlines to indicate that it has been picked
up or to answer a reviewer's question. A comment response letter can also be included with
your resubmittal to address the comments below(handwritten remarks under each comment
on this letter are perfectly acceptable). The below listed sheets have redlines.
i. Sheet 2 of 5
2. Planning Department corrections were previously sent and must be addressed. See attached for
reference. If you have any questions regarding these comments, please contact Kelsey Heyd with
the City of Everett Planning Department(425-257-7275 or KHeyd@everettwa.gov).
a. These Planning comments/corrections are in relation to both the civil plan set and building
plan sets provided. Additional comments or corrections may be required upon review of
the requested information.
3. The comments below were generated from this project's Stormwater Reviewer. If you have any
questions regarding these comments, please contact Erik Emerson with the City of Everett Surface
Water Division(425-257-8995 or EEmerson@everettwa.gov).
a. The section addressing MR5 should note that a small amount of permeable pavers will
be used as a voluntary measure and will be modeled as landscape.
b. Please provide existing and proposed site maps identifying land cover associated with
the summary tables in the text, flow patterns and drainage systems in accordance with
the Stormwater Site Plan requirements
c. As noted in previous review comments, please provide the O&M manual as a separate
document with appropriate cover and summary. Include the following summary
information in the introduction:
i. "The requirement for the O&M Manual to be retained on or within reasonable
access to the site;" This comment does not appear to have been addressed.
ii. "The requirement to transfer the O&M Manual to any new property owner along
with the property, and" This comment does not appear to have been addressed.
iii. "The requirement that a log of maintenance activity be kept and made available
for inspection by the City upon request. The log must indicate what O&M
actions were taken."
d. As discussed with the designer the calculations provided cannot be verified. It appears
that the design will not meet the flow control standard as currently shown. Please
provide a flow control design which meets the standard and verifiable calculations to
match.
e. The project geotechnical report(s) should be included as an appendix to the stormwater
site plan.
f. On the site grading plan there is insufficient detail to determine how the surface will
drain. It appears that some areas will be extremely flat(0.2% slope)to the point where it
is unlikely that the paving can be constructed to prevent puddles from forming. See
attached markups for locations of concern.
g. How will runoff from the western portion of the site be collected and routed to the
stormwater facility. As currently shown it appears that there is no mechanism to collect
Page 2 of/1/
