These Planning comments/corrections are in relation to both the civil plan set and building plan <br /> sets provided. Additional comments or corrections may be required upon review of the <br /> requested information. <br /> 2. This project is being reviewed by Planning as "dwelling, single-family attached" and is subject to <br /> the multiple-family requirements of EMC 19.15. This project is not considered a unit lot <br /> subdivision. Any intent to develop this property as a unit lot subdivision requires additional <br /> Land Use decision(s), fee(s), etc. prior to any issuance of construction permits. Please contact <br /> me immediately to discuss the unit lot subdivision process if you would like to pursue this <br /> option instead. <br /> 3. Please correct the arrows and labels on the site plan (A1.1). Some information and arrows <br /> appear to be pointing at incorrect locations. <br /> 4. On the site plan (A1.1), please provide and label height calculations per the building height <br /> handout for each building and show the average base elevation on the elevation plans (A3.1, <br /> A3.2). <br /> 5. Please clarify the open space/on-site recreation area on the plans (A1.1). It's unclear what some <br /> of the symbols provided in the area are intended to represent—this may be due in part to the <br /> labeling, as noted above in Planning correction item 3. Additionally, the bio-retention area is <br /> shown within the open space area (A1.1, Civil Sheet 2). EMC 19.15.040.6.6 states: Open space <br /> areas shall not be used for surface water quality facilities unless designed as an aesthetic <br /> amenity approved by the planning director. Please revise. <br /> 6. Please provide an irrigation plan in accordance with EMC 19.35.115. <br /> 7. The Type III landscaping at the rear of the property appears to extend off-site into the gap <br /> created by the existing chain-link fence with the property to the West. The required <br /> landscaping must be provided on-site. Please revise. <br /> 8. Due to the number of units proposed, a public courtesy notice is required for this project. I will <br /> prepare a notice board for the project that will need to be picked up and posted on or near the <br /> project site prior to construction. The Applicant will be notified when the board is ready for pick <br /> up.
