4
ENGINEERING
PUBLIC SERVICES DEPARTMENT
Structural
General:
1. Structural and geotechnical special inspections are required for this project. A statement on
special inspections is provided in Note 13 "Special Inspection" of the Structural General Notes
on Sheet S1.0. The statement shall include a table listing each type of special inspection and
shall specify the extent of each inspection (e.g., continuous, periodic) per IBC Section
1704.3.1. The table shall include special requirements for seismic and wind resisting systems
as required by IBC Sections 1704.3.2 and 1704.3.3, respectively. See IBC Sections 107.1,
1704.2.3 and 1704.3.
2. Note 15 "Concrete" of the Structural General Notes on Sheet S1.0 specifies a concrete strength
less than 4,500 psi. The project appears to include concrete elements that are exposed to
freeze-thaw cycles, and qualify as Class F2 concrete per ACI 318-14 Table 19.3.1.1. Per ACI
318-14 Table 19.3.2.1, the minimum concrete strengths for Class F2 concrete is 4,500 psi. The
minimum concrete strength on Sheet S1.0 should be revised as required. See IBC Section
1901.2.
3. The Second Floor Framing Plan on Sheet S2.2 references Section 3/S4.2 along the interior
double walls. The section shows the joists parallel to the wall while the plan shows the joists
perpendicular to the wall. The section or the reference should be revised. See IBC Section
107.2.1.
Gravity System:
4. The Second Floor Framing Plan on Sheet S2.2 appears to be missing floor joists at the top and
bottom of the stair landings. The plan should be reviewed and revised as needed. See IBC
Section 1603.1.
5. Sheet S2.2 shows Type B5 glulam beams at the middle of the units. The center and east units
do not appear to include post supports at the west ends of the beam per Sheet S2.1. The
design should be reviewed and revised as needed. See IBC Section 1603.1.
6. The south wall of the Third Floor on Sheet S2.3 appears to be missing headers at the double
windows. See the the Front Elevation on Sheet A3.1 for clarity. Also, the post between the
double windows should be specified. The plan should be reviewed and revised as needed.
See IBC Section 107.2.1.
7. Sheet S2.4 shows Type RB1 glulam beams at the middle of the units. The beams do not
appear to have post supports at the west ends per Sheet S2.3. The design should be reviewed
and revised as needed. See IBC Section 1603.1.
cjofICITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax (425) 257-
