I am <br /> the planner conducting the intake review for this application; please note the following comments are not a thorough <br /> plan check review and they only address larger zoning compliance points and the submittal checklist.Additional <br /> comments may also be provided by other Departmental reviewers for your application; please utilize the Online <br /> Permitting Portal to check on the status of other reviewers. <br /> Planning cannot further review and/or approve your permit until the following revisions have been addressed: <br /> 1. Setbacks.After consulting with the Planner who typically reviews projects in this development area,we found no <br /> exceptions listed in the underlying Development Agreement to permit encroachments into the required rear <br /> setback.Additionally,the site plan originally approved for the property identifies a required yard area that must <br /> remain free of structures. I have attached a copy of the originally approved site plan for this site with markups for <br /> your reference. Please revise the proposal and site plan such that the new patio cover will not encroach into the <br /> required yard or building setback areas. <br /> For reference,the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist. Re-submittal instructions are outlined here; please submit at minimum 2 copies of any revised <br /> documents/plans.
