I have a short list of corrections/clarifications that need to be addressed before <br /> proceeding with Building approval of permit B2212-026 at 515 72nd St SE—please see below: <br /> 1. The proposed project involves converting a single-family residence into an adult family home (AFH). The <br /> submitted documents included the required AFH checklist. The checklist however is incomplete. It should <br /> include a floor plan on 8.5x11 paper per Section 3. Complete Sections 1, 2,and 4; do not complete Section <br /> 5. Submit the entire checklist with the floor plan. <br /> 2. Per IRC 330.3, please provide the sleeping room classification. In addition, each bedroom/sleeping room should <br /> be labeled A, B, C, D, etc... <br /> 3. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all alarms should be <br /> shown on the plans. The alarms should be hardwired, interconnected,and provided with back-up battery power <br /> as required. <br /> 4. The bedroom adjacent to the garage appears to have a door opening directly in to the bedroom. Openings from <br /> a private garage directly into a room used for sleeping purposes are prohibited. Please provide an alternative <br /> design complying with IRC R302.5.1. <br /> 5. Habitable rooms should not have a floor area less than 70 square feet and should not be less than 7' in any <br /> horizontal direction. Please provide room dimensions where applicable.See IRC Sections R304.1& R304.2. <br /> As we discussed, you can schedule an in-person or virtual appointment in order to finalize the plans and <br /> corrections for approval. Alternatively, you can email me the corrections noted on the attached plans (I have <br /> attached both the blank floor plan and my plan with red lines).
