<br />4. PURPOSE OF POLICY. A resident or applicant may be

<br />5. DEFINITIONS.
<br />A. Disability. file Federal fair Housing Act defines a person
<br />with a disability to include: (1) individuals with a physical
<br />or mental impairment that substantially hints one or more
<br />major life acnclties, (2) individuals who are regarded as
<br />havurtt slit 11 in nnpan, menu or (3) mdividualswith a record
<br />n1 sat.h an impairment.
<br />B. Reasonable Modifications. A reasonable modification
<br />st ru. tural change made to existing premises, occupied
<br />r to he oecupted, by a person with a disability, in order
<br />to afford sac h pis son full enjoyment of the premises. These
<br />are typically structural changes to interiors and exteriors
<br />tit dwellings and to common and public use areas, which
<br />a. c necessary to accommodate a person with a disability.
<br />Depending on the nature of the request, and the type of
<br />federal funding associated with the tenancy, reasonable
<br />modifications are typically granted at the expense of the
<br />person req,it-stingthern
<br />C. Reasonable Accommodation. A reasonable
<br />accommodation is a change. exception, oradjustment to
<br />rule, policy, practice, ar service that may he necessary for
<br />a person with a disability to have an equal opportunity to
<br />use and enjoy a dwelling, including public and common
<br />areas
<br />6. REQUESTS FOR REASONABLE MODIFICATIONS.
<br />A. Generally. It you area resident or an applicant (i) with
<br />a disability, or (n) with someone associated with you who
<br />has adisab,lity, you have the right torequestareasonable
<br />modification to your dwelling or the common areas. in
<br />accordance with fair housing laws, if such modifications
<br />may be necessat y to allowyou to have an equal opportunity
<br />to fully use and/or enjoy your dwelling.
<br />B. Reasonable Modification Expenses. Expenses for
<br />reasonable modifications, and restoration expenses, it
<br />applicable. of such modifications, shall be allocated in
<br />accordance with state and federal fair housing laws.
<br />C. Permission Required, Evaluation of Disability.
<br />If you would like to request a i easnnable modification tt
<br />your dwelling or the cotntna❑ areas of the community that
<br />neces sirs because ofa disability, you must first obtain
<br />permission from us. We prefer that you use the attached
<br />"Reasonable Accommodation and/or 'Modification to
<br />Rental Unit form, but you are not required to use this
<br />form. It you would like or nerd assistance in completing
<br />this form, please let us know, and we will be glad to provide
<br />assistance Whether you use our form or your own form
<br />of request, e: e will need to know what specific modification
<br />is being sought_ In addition, if the disability or the disability -
<br />related need for the modification is not obvious, we may
<br />ask for rain nation that is reasonably necessary to
<br />evaluate the disability -related need for the modification
<br />however we w ill only request intormatton necessary to
<br />evaluate your request. and all tntorrnation will he kept
<br />confidential.
<br />D. Reasonable Assurances_ Depending on the modificatior
<br />requested, We may require you to provide reasonable
<br />assurances that the modification will be done in a
<br />workmanlike manner and that any required building
<br />permits will he obtained In some cases, any third -party
<br />retained to per form the nwdilication may also have to be
<br />approved in w rating by as, and be properly licensed and
<br />insured, During and upon completion of the modification,
<br />we may mspec t the work in connection with our overall
<br />property management responsibilities. We will not
<br />increase your security deposit as a result of modification
<br />request. However. when applicable. it you fail to restore
<br />the interior of the dwelling to its original condition,
<br />excludntg uurmal weal and tear, at the end of the tenancy,
<br />we may assess the cost of restoration against your security
<br />deposit and/or final account upon move -out.
<br />E. Restoration Reimbursement. At the end utyour tenancy.
<br />you may be responsible to restore the interior of your
<br />dwelling to its pre -modification condition at your expense,
<br />depending on the nature of the modification. Again,
<br />depending on the modification, we may request that you
<br />efeposu sufnclent funds tor that restoration in an interest
<br />beanngesr row at taunt to ensure any required restoration
<br />can be completed. Regardless of modification you will
<br />remain responsible to pay for damage to your dwelling in
<br />excess of ordinary wear and tear.
<br />F. Alternative Modification. Depending on the
<br />circumstances, we may not he able to grant the exact
<br />modification you have requested and we may ask to discuss
<br />other alternatives with you.
