Provide a cross section of footing and stem wall to suppon the north wall. <br /> 2. The beam supponing the replaced roofs and floor must be connected to its supporting <br /> columns. A beam column connection will also be required at the upper stairway landing <br /> suppon. <br /> 3. There is an existing 4 x 10 header above the 5' x 5' w•indow in the NE corner of the upper <br /> floor, which does not line up with the bearing wall above. <br /> 4. 2 x 6-balloon framing in some areas of the north wall spans from the floor to the roof with <br /> no out-of-plane lateral suppon. <br /> 5. The new roof slieathing is supported by 2 x 4 rafters at 24" o.c., which are then supported <br /> by tapered 2 x 4 pony walls at approximately 6' centers. Stresses in the 2 x 4 rafters and the <br /> pony walls appear to be grearer than prescribed limits. <br /> 6. The new roof and tloor joists are, in nearly all cases, hung with joist hangers from a 2 x 12 <br /> ledger. The ledger is then nailed to studs at 16" o.c. This nailing appears inadequate. <br /> The above concerns must be addressed by an engineer licensed by the State of Washington and <br /> remedied prior to covering any work.
