• •
Drew Martin
From: Drew Martin
Sent: Tuesday, September 6, 2022 3:09 PM
To: scotta@ams-hvac.net
Subject: City of Everett Permit Services: 5901 23rd Drive West, Suite 105 (M2208-045) - First
Building Review
Hello, Scott.
We have completed the first review of the building plans for this project. This email will serve as the review letter. The
comments below should be addressed. Two revised full-sized hard-copies of the drawings should be submitted for
review. An itemized response letter stating how each comment has been addressed should be included with the
drawing. Additional revised documentation, including but not limited structural calculations and other supporting
documentation,should be submitted as required.
Comments
General:
1. The construction drawings appear to show more units that indicated in the application, including but not limited
to multiple AHUs and an ERV. The location of the minisplit systems is not clear. The drawings and application
should be revised as needed to consistently indicate the proposed work.
2. A schedule for the mechanical equipment should be included in the construction drawings. The schedule should
list the operating weight of each unit.
Architectural:
3. The drawings indicate penetration of vents through the floor system into the story above. Details for the
concealment of the vents should be included. In addition,fire-rated penetration details should be included if
the vents penetrate rated construction. See IBC Section 714.
Structural:
4. Details for the support of the mechanical equipment should be included in the drawings. The supports should
include lateral bracing. Calculations substantiating the design should be submitted for review. See IBC Sections
1604.1 and 1613.1, and ASCE 7-16 Chapter 13.
5. The project appears to require cutting large openings in the concrete walls.
a. The size and location (i.e., horizontal and vertical) of the openings should be specified.
b. A letter sealed and signed by a professional engineer licensed in the state of Washington should be
submitted stating the impacts of the new openings on the structural performance of the walls.
c. Additional construction details notes provided by the structural engineer should be specified in the
drawings. Information may include but is not limited to demolition and opening reinforcement details.
Please contact me if you have questions. Thank you.
 I
