I am responding to your comments in red text, and we are <br />resubmitting all drawings with this response letter (and application). <br />1. It is required to landscape all public right -of way behind the sidewalk to Type III standards, <br />though trees are not required in the portion of the landscaping in the public right-ot-way. <br />R: Plants and groundcover have been added to the ROW; refer to re -submitted drawing sheet <br />L1.0. <br />2. Planting islands with at least one tree shall be provided at the end of each parking row and at <br />least one tree shall be planted for every eight parking spaces. <br />R: Please refer to sheet L1.0A; this is a new drawing sheet that shows how we are meeting the <br />code requirements with plant coverage calculations. <br />3. Required interior parking lot trees must beat least 50% evergreen. <br />R: Please refer to sheet L1.0A for how we are complying with this requirement. <br />4. A minimum of twenty square feet of landscaping shall be planted for each parking stall. 69 x 20 <br />= 1,380 square feet Plantings must consist of a mix of trees, shrubs, and ground cover. Calculate <br />the lot area and the area of the lot required to be landscaped, separately list the area of <br />required parking lot landscaping vs. required perimeter landscaping. Also show the proposed <br />tota I. <br />R: Please refer to sheet L1.0A for how we are complying with this requirement. <br />5. All planting areas bordering driveways and parking areas shall be protected therefrom by <br />curbing, wheelstops, or other similar protective devices and shall be shown on the landscape <br />plan. <br />R: Please refer to Drawing Sheet CP101: Wheelstops have been added and shown on this sheet <br />6. Landscape plan must show the dimensions of planting areas, excluding curbs. <br />R: Calculations are shown on sheet L1.0a; the calculations exclude curbing. <br />7. Label the location of adjacent bus stop on landscape plan. <br />R: Bus stop is labeled on Sheet V101 which is the site survey. We are also showing it on the title <br />sheet and on Sheet L1.0 <br />8. There seems to be a conflict with the location of existing and proposed light poles and required <br />landscaping. Please confirm feasibility of plan and show all existing and proposed pole <br />locations. <br />
