Downstream Analysis <br />Stormwater from the project site discharges to the City of Everett combined sewer system that <br />extends south along Broadway Avenue. The combined sewer pipe is 10 inches in diameter just <br />downstream of the site and increases in size as the system continues further south. <br />Site Soils <br />Based on the USDA Web Soil Survey (see Appendix A), the underlying soils in the area consist <br />of Alderwood-Urban land complex material. The soil is in the hydrologic soil group B and is <br />moderately well drained. <br />Proposed Conditions <br />This project will pave over the areas left by the recently demolished Eagles building and <br />pavement removed to construct landscape islands and buffers along the perimeter and interior of <br />the proposed parking lot. The existing pavement will remain untouched and new pavement <br />markings will be placed to delineate the parking stalls. <br />Frontage improvements include constructing a new driveway entrance onto 12th Street, <br />upgrading the existing south driveway entrance onto Broadway Avenue, and removing the <br />existing north driveway entrance onto Broadway Avenue. Sidewalk replacement along <br />12th Street will be provided to repair deteriorating pavement. Additional sidewalk will be <br />provided around an existing power pole along Broadway to provide adequate width for ADA <br />access. <br />Water irrigation services will be provided to the landscaping within the site. <br />Proposed Stormwater Facilities <br />Stormwater runoff from most of the pavement areas will sheet flow and disperse through the <br />landscape buffers along 12th Street and Broadway Avenue. Stormwater will either filtrate into <br />the underlying soils or sheet flow into the existing conveyance system in Broadway. The <br />southwest pavement area will continue to discharge to the existing catch basin that discharges to <br />the alley combined sewer system. <br />The existing pattern of stormwater flow will be maintained and no additional stormwater <br />management BMPs are required for the project. <br />Stormwater Site Plan 4 • , , , . , <br />1216 Broadway Surface Parking Lot <br />
