Thank you for your application. Please see <br />below for questions and corrections needed before Planning can approve your permit <br />application. <br />1. It is required to landscape all public right -of way behind the sidewalk to Type III standards, <br />though trees are not required in the portion of the landscaping in the public right-ot-way. <br />2. Planting islands with at least one tree shall be provided at the end of each parking row and at <br />least one tree shall be planted for every eight parking spaces. <br />3. Required interior parking lot trees must be at least 50% evergreen. <br />4. A minimum of twenty square feet of landscaping shall be planted for each parking stall. 69 x <br />20 = 1,380 square feet Plantings must consist of a mix of trees, shrubs, and ground cover. <br />Calculate the lot area and the area of the lot required to be landscaped, separately list the <br />area of required parking lot landscaping vs. required perimeter landscaping. Also show the <br />proposed total. <br />5. All planting areas bordering driveways and parking areas shall be protected therefrom by <br />curbing, wheelstops, or other similar protective devices and shall be shown on the landscape <br />plan. <br />6. Landscape plan must show the dimensions of planting areas, excluding curbs. <br />7. Label the location of adjacent bus stop on landscape plan. <br />8. There seems to be a conflict with the location of existing and proposed light poles and <br />required landscaping. Please confirm feasibility of plan and show all existing and proposed <br />pole locations. <br />9. Please limit street frontage trees to one (1) every thirty feet (30'). <br />10. Chain link fences are prohibited in the MU Zone. Fencing must be of another approvable <br />material. <br />11. An irrigation plan was not included. Please provide an irrigation plan. <br />12. Note: Parking Area Illumination - Parking area lighting fixtures shall be full cut-off (zero <br />percent candlepower at ninety degrees horizontal and ten percent maximum candlepower at <br />eighty degrees from vertical), dark sky rated, and mounted no more than thirty feet above <br />the ground, with lower fixtures preferable so as to maintain a human scale. All fixtures over <br />fifteen feet in height shall be fitted with a full cut-off luminaire. Pedestrian -scaled lighting <br />(light fixtures no taller than fifteen feet) is encouraged in areas of pedestrian activity. <br />Once revisions are ready to be submitted, please follow Permit Services instructions on re -submittals <br />found here. <br />Best, <br />My last day with Everett will be Thursday, June 16th.
