Your continents below are <br />followed by our responses in bold type face. Changes to the attached drawings have <br />been clouded. <br />PLAN REVIEW COMMENTS <br />1. This email is regarding the Planning Department's review of the building permit <br />application for Sonic drive-thru at 10312 Evergreen Way, Everett, WA. During my <br />final review of the building design I caught that there is a design standard not being <br />met. The subject property fronts on Evergreen Way which has a street designation of <br />`Connector', per Table 12-4 the minimum building transparency requirement for a <br />building fagade facing a connector street is 45% of the fagade. The design is not <br />showing that this standard is being met. A revision is required in order to receive <br />approval. <br />Response: Transparency has been revised to exceed the required 45 percent <br />minimum. Please refer to the revised elevation drawing and transparency <br />calculation, sheet A3.01. Also, increasing the fenestration required the energy <br />calculation to be revised. Updated Washington State Energy Compliance forms <br />are attached. <br />2. Another item needing to be addressed is the proposed fenced area behind the <br />building. This was not shown on any of the civil plans. Please provide elevations of <br />this area and include the fencing on the civil and architectural site plans as this affects <br />the pedestrian connections on the site. Width of on -site sidewalk between the corner of <br />the fence and the curb must be provided.
