I am the planner <br /> conducting the Planning intake review for this application; please note the following comments are not a thorough plan <br /> check review and they only address larger zoning compliance points and the submittal checklist.Additional comments <br /> have also been provided by the Building intake reviewer for your application; please utilize the Online Permitting Portal <br /> to check on the status of other reviewers. <br /> Planning cannot further review and/or approve your permit submittal until the following revisions have been addressed: <br /> • Scope of Work. It is unclear what the complete scope of work is for this proposal.The description provided <br /> makes specific reference to the freestanding sign but Sheet 2 includes details about wall signage for the car <br /> wash building and a site plan identifying 2 freestanding sign location options. Please clarify the scope of work for <br /> this specific sign permit and revise the plans accordingly. <br /> • Site Plan.A site plan should be provided that clearly identifies the location of the proposed freestanding sign, its <br /> proximity to the property line, and protective island details.Setback information can be found in EMC 19.36. <br /> • Freestanding sign design.The proposal has not clearly demonstrated how the freestanding sign complies with <br /> the minimum requirements of EMC 19.36.050.A including but not limited to,sign base size/design, and <br /> protective island details. Please review and clarify accordingly. <br /> • Freestanding sign size.The size of the freestanding sign exceeds the maximum allowed by code for sign <br /> category A.To date, building permits have only been submitted for the car wash and Sonic restaurant which <br /> would allow a maximum freestanding sign size of 100sf. I did not see any pending permits for the Woods coffee <br /> business which would allow for an additional 25sf for the freestanding sign; please clarify and/or revise <br /> accordingly. <br /> • Wall signs. If wall signs for the car wash are intended to be included as part of this permit application,the <br /> details provided are not legible for review.Clear facade details identifying the dimensions of each facade and <br /> sign dimensions would be required. Clarification of the type of signate proposed,connection and lighting details <br /> would also need to be provided. <br /> Re-submittal instructions are outlined here; please submit at minimum 2 copies of any revised documents/plans. For <br /> reference,the Unified Development Code is available online, here: https://everett.municipal.codes/EMC/19. <br /> These comments are only related to the land use code and do not account for all possible requirements from other <br /> departments.
