O OW <br /> This document <br /> PR isJECT intendedVERVIE to provide engineering information necessary to support the <br /> building permit application to the City of Everett for the proposed SFR and driveway <br /> proposed on this lot. The site is located at XXX Rockefeller Ave, Everett, WA 98203; refer <br /> to Figure 1 for a vicinity map. This project will take access from the existing roadway to <br /> the west (Rockefeller Ave). The parcel area is approximately 0.15 acres. The existing site, <br /> in the area of disturbance consists of lawn. The slope of the site, in the area of <br /> disturbance, is mild and average approximately 3 percent down to the west/southwest. <br /> The new SFR will be located approximately 5 feet from the northern property line and 35 <br /> feet from the western property line. <br /> This project proposes to construct more than 2,000 sf and less than 5,000 sf of new and <br /> replaced impervious surfaces. Therefore, Minimum Requirements 1-5 apply to all of the <br /> new and replaced impervious surfaces for this project along with all the converted <br /> vegetated areas. The proposed impervious surfaces will be tightlined to a combined <br /> detention system that will be located on Lots 16 & 17 to the south. All six (6) adjacent lots <br /> will be developed concurrently. Included on the following page is a copy of the MR flow <br /> chart from the DOE 2019 Stormwater Management Manual for Western Washington <br /> (SWMMWW). <br /> Figures 2 & 3 are provided to show the existing and developed basins and runoff <br /> conditions for this site. The runoff in the existing conditions sheet flows gradually over <br /> vegetated surfaces to the west/southwest toward the southwestern property lines. <br /> Due to the size of this project, Minimum Requirements 1-5 apply to the proposed drainage <br /> design as noted above. Also, this project is located within the combined sewer area of the <br /> City and is proposing more than 200 sf of impervious surface, so Flow Control (Minimum <br /> Requirement #7) is also triggered. The drainage design has been laid out per the DOE <br /> 2019 Stormwater Management Manual for Western Washington (SWMMWW), as well as <br /> Chapter 4 of the City of Everett's current Design and Construction Standards and <br /> Specifications for Development manual. This project is located within the `Combined <br /> Sewer Area' of the City of Everett and has thus been designed to meet the requirements <br /> stated in Section 6-10.1 of the COE DCSSD. <br /> Legion Lots 10& 11 20-0214 <br /> April 2020 <br /> Revised:April 2021 Page 3 <br />
