On Sheet A2.0, plan notes indicate a dwelling-garage separation for walls. <br /> However, it does not appear to contain notes for fire-resistive protection for <br /> the habitable spaces above the garage. Please verify and revise notes and plans <br /> as required. IRC Table R302.5. <br /> 2. On Sheet A4.1,a glulam 5.125 x 15 or 6.75 x 13.5 is proposed to transfer both <br /> gravity and overturning forces from the 2nd floor shearwalls. The permit <br /> calculations appear to show a gravity design load check, but does not appear to <br /> verify that the proposed glulam can withstand a combination of overturning <br /> forces in addition to the gravity load. Please verify that this beam and its <br /> supporting construction are adequate to carry the load combination with lateral <br /> load overstrength factors. Also, details to transfer the overturning forces from <br /> the shearwall into the glulam beam appear to be missing. Please clarify the <br /> transfer detailing for these conditions. ASCE 7-10 12.3.3.3, 12.4.3, IRC R106.1.1. <br /> In order for the processing of your application to continue,it will be necessary <br /> to provide the Building Division with two new sets of revised construction <br /> documents reflecting the corrections requested.
