However, the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review; they will issue a comment letter separately. Revised construction-level <br /> documents need to be submitted for review. Preliminary comments are provided below to assist in revising <br /> the drawings, but these are not intended to provide a comprehensive review. <br /> 1. The Planning department reviewed the submitted plans and determined that the proposed addition <br /> does not have sufficient clearance with the existing detached garage. See the emailed from Alex Byrd <br /> dated 08/05/2021, Comment 2. Significant revision of the proposed project is appears to be required <br /> to address this issue. <br /> 2. The proposed project involves providing an addition onto an existing house. The drawings should <br /> include basic plans for the entire house, including the basement, showing features such as the room <br /> layouts and uses, egress, doors and windows, stairs with handrails, and smoke alarms. <br /> 3. Continuing with the previous comment, the Snohomish County records indicate the house has an <br /> unfinished basement;the size of the basement is not clear. Our records do not indicate the basement <br /> has been converted to habitable space. If the basement has been converted, it is unpermitted <br /> construction and must be addressed. <br /> 4. Smoke and CO alarms are required outside the new bedroom in the immediate vicinity. In addition, <br /> the alarms should be interconnected with the alarms throughout the house. See IRC Sections R314 <br /> and R315. <br /> 5. The addition appears to require demolition of a portion of the existing structure. This should be shown <br /> in the drawings. Modifications to the existing structure to build and provide interior access to the <br /> addition should be shown in the drawings. <br /> 6. The addition appears to require modification of the existing deck, including rebuilding or adding new <br /> stairs. Modification should be shown in the drawings. Details for modifications and new construction <br /> should be included. <br /> 7. The deck stairs should be provided with a landing at the bottom of the run. <br /> 8. The proposed lateral system included shear walls that are not continuous the foundations. In addition, <br /> the shearwalls include holdowns. The supporting framing between the walls and foundation must be <br /> designed for overstrength and vertical seismic effects per ASCE 7-16 Chapter 12. Calculations <br /> substantiating the design of the framing should be submitted for review. The magnified seismic load <br /> must be considered for all framing and connections in the load path between the walls and <br /> foundations. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
