Permit Serv,ces
3200 Cedar St
Everett, WA 98210
RE: Maverick Addition
Plan Check B2010-027
Dear James:
Thank you for the careful review of the permit drawing submittal. I trust that you will find my
response adequately addresses each of your concerns. My responses are itemized and where
necessary, calculations provided for reference.
1. The permit calculations include a lateral distribution analysis for the final configuration
of the structure with the proposed addition. It is unclear if the existing shear walls are
adequate with the additional lateral forces created by the second-floor addition.
Subsequent permit calculations indicate checks for new shear walls, but do not appear to
indicate checks for existing walls such as the shear wall line along Grid 1. Please verify.
IRC R102.7.1, R301.1.3.
Response: The lateral design for both the new addition and existing building is included,
please see supplemental calculations. Existing building walls are to be field verified and
retrofitted to be W6 shear wall. No holdowns are required to resist wall overturning.
2. It appears that proposed transfer beams do not appear to account for load combinations
where overturning resultants from lateral forces are considered. Permit calculations
appear to only include gravity loading considerations such as dead, live, and snow loads.
Please verify. IRC R102.7.1, R301.1.3.
Response: Transfer beam design checks are included, please see supplemental calculations.
The specified beam sizes for transfer beams supporting discontinuous shear walls are
acceptable.
If there are any further comments please feel free to call me directly at 206-779-6856 to avoid
further corrections that can be addressed in that manner.
Sincerely,
(206) 779-6856 • CB@BURTENGINEERING.COM • BURTENGINEERING.COM
