The center of the grip of
the handle on the overcurrent device has to be installed so that it is not
more than 2.0 m (6 ft. 7 in.) above the floor or working platform at its
highest position. There are four exceptions. Each occupant must have
access to the ones protecting the conductors for his or her occupancy. The
overcurrent devices must not be exposed to physical damage and must not
be located near easily ignitible material or in bathrooms of dwelling units or
guest rooms or guest suites of hotels and motels. Refer to the NEC® for
certain exceptions.
To meet IEC 240.24
We will do the following so the tenant has access to the sub-panel yet keep
the ADU space separated:
• Place the electrical sub-panel breaker box in the existing mechanical
room adjacent to the ADU. IEC 210.26 clearance is observed.
• The door from the mechanical room to the hallway leading to the off
limits area will have a lock installed so the tenant cannot access the
hallway
• A new door will be installed between the crawl space under the
garage and the mechanical room. This crawl space has a dirt floor
and is unfinished space. The crawl space has >7' headroom.
• The existing door leading from the crawl space to the rec room will
have a new lock and the tenant will not have a key or access to the
rec room.
• We will change the lock on the door from the outside to the crawl
space under the garage and the tenant and owner will have the key.
• For the tenant to have access to the sub-panel main breaker that is
located in the garage we will give the tenant a garage door opener.
The garage has a door leading into the upper portion of the house
but we always lock it for security, even when the garage door is
closed.
