However,the submitted documents are not sufficient <br /> for us to perform a review at this time. Revised construction-level documents need to be submitted for <br /> review. Information is attached to provide guidance. Preliminary comments are provided below to assist in <br /> revising the drawings, but these are not intended to provide a comprehensive review. Depending on your <br /> experience with the model codes and preparing documents, we recommend consulting with a design <br /> professional to assist you. <br /> 1. The Building Code information on Sheet A-1.0 lists the IBC as the governing code. It is presumed that <br /> the IRC is intended; comments have been provided accordingly. If the IBC is intended, additional <br /> requirements may apply, such as installing a sprinkler system. <br /> 2. Continuing with the previous comment,the building data on Sheet A-1.0 should be updated to be <br /> consistent with the IBC. For example, the Construction Type does not apply to IRC construction. <br /> 3. The project involves adding an ADU in the basement of the existing two-story house. This will require <br /> the entire house to comply with the requirements of IRC Section R314 and R315 for smoke and CO <br /> alarms. Plans for all levels of the house are required. The levels not included in the current project <br /> need only show the overall layouts of each level, window and door locations, alarm locations, and use <br /> of each room. Egress components such as hallways and stairs should also be shown. <br /> 4. The historical SnoCo records for this house do not indicate that the basement was finished (i.e., <br /> habitable). There appears to be unpermitted work, including but not limited to the bathroom by the <br /> stairs. All work at this level should be shown as new construction in the current project, or <br /> documentation substantiating that the work was previously permitted should be submitted for review. <br /> 5. The plans indicate removal of interior walls, including a long wall across most of the width of the <br /> building. Documentation is required to verify this is not a bearing wall. Structural framing plans for the <br /> basement story, including the floor framing above, should be included in the drawing set. Additional <br /> framing plans may be required pending further review. If bearing walls are removed, structural design <br /> and calculations may be required. <br /> 6. The plans do not include details for the construction of the walls, including furring at exterior walls. <br /> 7. The space is required to be insulated per the 2018 WSEC. Details for the walls, floor, and ceiling should <br /> be provided specifying the required insulation. Note that furring of the floor to provide insulation will <br /> result in insufficient head clearance in areas only providing 6'8" clearance. <br /> 8. The building is required to comply with the energy credit requirements of WSEC Section R406. A <br /> schedule of the selected credits should be included in the drawings. <br /> 9. The space is required to provide a whole house ventilation system. <br /> 10. The kitchen oven should be provided with an exhaust fan. <br />
