EXHIBIT B <br /> Terms and Conditions of Extension Term <br /> Provided Tenant is not in default of any provision of the Lease beyond the applicable cure <br /> period at the time Tenant exercises the option to extend this Lease, Tenant shall have the <br /> option to extend the term of this Lease for 5 years ("Extension Term"). For clarity, this means <br /> that at maximum the Lease could be extended until May 31, 2033. If Tenant desires to exercise <br /> its option to extend the Lease, Tenant shall provide written notice of the election to Landlord at <br /> least six (6) months prior to the expiration of the original Lease term. The Extension Term shall <br /> be upon the same terms, covenants and conditions as the original term, except that Base Rent <br /> per month shall be as follows during the Extension Term: <br /> June 1, 2028—May 31, 2029 $3,622.73 <br /> June 1, 2029—May 31, 2030 $3,731.41 <br /> June 1, 2030—May 31, 2031 $3,843.36 <br /> June 1, 2031 —May 31, 2032 $3,958.66 <br /> June 1, 2032 —May 31, 2033 $4,077.42 <br />
