' A • S
Mr. Paul Richards
Richards Architecture and Planning LLC
Plan Check Number: BW2001-004, First Fire Review
8. Continuing with the previous comment, the current configuration of the A-3 area in the south
building is not clear. Record documents are limited for this area, but indicate a restroom
area in the northeast corner that is not shown in the submitted documents. The existing wall
layouts for this area should be documented. Where existing conditions do not meet current
code, they shall be modified to be compliant unless conditions can be shown to be permitted
non-conforming.
The existing A3-occupancy (restaurant) south of the M - occupancy of this building is not on
the permit and Is not part of the work of these drawings, but was shown only for general
information. A note has been added to the drawings for clarification.
9. Undocumented alternations have been made to the building. Because the alternations were
not previously permitted, they are subject to current code requirements, including performing
accessibility improvements per IEBC Section 705.2.
New alteration work (those items that the City of Everett does not seem to have plans for)
has been shown on the plans. A wall section for the new office space has been added to the
plans. The revised unisex restrooms (2) have been updated on the plans to show their ADA
components. One restroom at each side of the Building A (unisex) is ADA accessible now.
Entry and exit doors are existing from 1995 permitted plans and appear to be ADA
compliant regarding size, closers, and hardware. We have shown the accessible routes of
travel on the Egress Plan, and they will be marked on the floor to help keep these areas
clear.
Respectfully,
Mr. Paul Richards
Richards Architecture and Planning LLC
