If you remove the covers, they are not
counted as accessory structures or as lot coverage.
All covered landings for the garage/ADU would also be counted as accessory structures and towards lot coverage. We
could count the second story covered landing off of the ADU towards the ADU square footage instead of accessory
square footage. The covered landings are still counted towards lot coverage,so please include them in the breakdown if
you're keeping the covers (see correction 1 in original email).
On the elevations, please call out the proposed materials. The code states that for ADU's the"siding, roofing, windows,
and building trim materials shall visually match those used on the principal dwelling"and the roof pitch shall be similar
to the predominant roof pitch of the principal dwelling. I apologize, I do not have the main residence plans at home
with me to verify these requirements would be met.
After reviewing the ADU plans, I do not see any corrections that need to be made in addition to my original corrections,
other than the corrections mentioned above in this email.
I hope this clarifies things. These permits can get a little complicated because the code has a maximum square footage
for lot coverage, accessory buildings, and ADU's, and it is not very clear that covered landings would be counted as
attached accessory structures.
Please let me know if you have any questions.
Thanks,
Alexandria Byrd
L Assistant Planner I Community, Planning& Economic Development
ii
425.257.7281 13200 Cedar Street 2nd FL, Everett,WA 98201
EVERETT everettwa.gov I Facebook I Twitter
COVID-19 Update: Please reference our website&online resources for updates to our service
duringthe COVID-19pandemic.
