0 S <br /> 1. Please provide a breakdown of the lot coverage calculations. Please include the individual square footage of <br /> the footprint of the main residence,front porch,covered portion of back deck, covered landing off of <br /> mudroom, and garage). I am calculating over 2,100 square feet, but the plans call out 1,988.5 square feet. <br /> Note:for small lots(less than 5,000sf) lot coverage by building shall not exceed 50%of the lot area. <br /> 2. The maximum accessory building square footage allowed is 738.45 square feet(15%of lot area). The garage, <br /> covered landing off of mudroom,and covered portion of the rear deck are ALL counted as accessory <br /> structures;therefore,the current proposal exceeds the allowable. Please revise accordingly. <br /> Note:the footprint of the ADU is not counted towards accessory building square footage, but the garage is. <br /> 3. For small lots (less than 5,000sf),Gross Floor Area of the dwelling shall not exceed 50%of the lot area. 50% <br /> of the lot area is 2,461.5sf and the Gross Floor Area of the proposed dwelling is 2,464sf(1,232x2);therefore, <br /> exceeding the allowable by 2.5 square feet. Please revise accordingly. <br /> Note:since this is so minor, I looked at counting the mudroom as accessory square footage, but the proposal already <br /> exceeds the maximum accessory square footage. <br /> 4. The dimensions called out on the site plan do not add up to the lot width. 9'+24'-4.5"+7'-8" =41'-0.5", but <br /> the plans call out the lot width as 41'. <br /> Please note that the above comments are only in relation to the plans submitted for the main residence remodel and <br /> addition (permit CW2002-001),and not for the proposed garage and ADU under a separate permit(BW2003-004), <br /> although the majority of the comments will apply to both. We are currently working remotely and I do not have the <br /> garage/ADU set of plans home with me for review, but plan to review next week so you can have all of the comments <br /> in relation to this project and resubmit at the same time. <br /> Additional comment: as mentioned above, I do not have the garage/ADU plans with me, but wanted to point out <br /> that any covered landings and stairs proposed would also be counted towards the 738.45 square foot accessory <br /> structure maximum. <br /> Please let me know if you have any questions. <br /> Best regards, <br /> Alexandria Byrd <br /> Assistant Planner I Community, Planning& Economic Development <br /> 5 �/ <br />
