Engineer's Inspection of the Property at 4815 Glenwood Avenue, Everett, Washington <br /> EVALUATIONS <br /> You plan to construct a deck measuring about 14 feet by 17 feet. The new deck will have a stair <br /> leading to the ground. <br /> Generally, structural characteristics of the deck will be 2x12 joists, spaced on 12-inch centers. <br /> The joists will be supported by a 2x12 header at the existing house rim joist and a 6x12 beam at <br /> the outer end. The connections of the joists will be standard 2x12 Simson Joist hangers. The <br /> header will be secured in place with 3/8x3 lag bolts on 12-inch centers. The 6x12 beam will be <br /> supported to 20x20x8 concrete footings at ground level with 6x6 posts. Note that the posts and <br /> footings are spaced in two feet from the ends of the beam as shown on the attached plan. <br /> Standard Simpson post bases and post beam connectors will be used at the connections. <br /> The smaller portion of the deck will also be 2x12 joists on 12-inch centers and supported by a <br /> 4x12 beam, 2x12 header, and 16-inch footings as shown on the attached sketch. <br /> A four-foot-wide stairs is planned from the new deck to the earth, an approximate 10-foot <br /> vertical distance. An interim landing is not needed for this application, in accordance with the <br /> code. The stairs will be fashioned with 2x12 stringers on 12-inch centers and have an interim <br /> support to prevent a springy action. The interim support will be a 4x12 beam, 4x4 posts, and 16- <br /> inch footings. <br /> The wear surface and stair treads will be"TREX"planking. All framing lumber will be pressure <br /> treated material. A glass guardrail with powder coated posts is planned. A glass guardrail and <br /> hand rail is planned for the stairs. <br /> LIMITATIONS ON INSPECTIONS <br /> The limitations on this inspection include those discussed throughout the report,together with <br /> those listed in the following paragraphs. <br /> ACCESSIBILITY OF DEFICIENCIES: Statements, representations, or conclusions offered by <br /> the engineer who conducts the inspection and/or by Pacific Northwest Inspection Engineers are <br /> based solely upon a visual examination of the exposed areas of the structure inspected.
