Engineer's Inspection of the Property at 4815 Glenwood Avenue, Everett, Washington EVALUATIONS You plan to construct a deck measuring about 14 feet by 17 feet. The new deck will have a stair leading to the ground. Generally, structural characteristics of the deck will be 2x12 joists, spaced on 12-inch centers. The joists will be supported by a 2x12 header at the existing house rim joist and a 6x12 beam at the outer end. The connections of the joists will be standard 2x12 Simson Joist hangers. The header will be secured in place with 3/8x3 lag bolts on 12-inch centers. The 6x12 beam will be supported to 20x20x8 concrete footings at ground level with 6x6 posts. Note that the posts and footings are spaced in two feet from the ends of the beam as shown on the attached plan. Standard Simpson post bases and post beam connectors will be used at the connections. The smaller portion of the deck will also be 2x12 joists on 12-inch centers and supported by a 4x12 beam, 2x12 header, and 16-inch footings as shown on the attached sketch. A four-foot-wide stairs is planned from the new deck to the earth, an approximate 10-foot vertical distance. An interim landing is not needed for this application, in accordance with the code. The stairs will be fashioned with 2x12 stringers on 12-inch centers and have an interim support to prevent a springy action. The interim support will be a 4x12 beam, 4x4 posts, and 16- inch footings. The wear surface and stair treads will be"TREX"planking. All framing lumber will be pressure treated material. A glass guardrail with powder coated posts is planned. A glass guardrail and hand rail is planned for the stairs.
