Subsurface Exploration, Geologic Hazard, and
2721 Wetmore Preliminary Geotechnical Engineering Report
Everett, Washington Project and Site Conditions
It is our understanding that current development plans for the property include demolition of
the existing site improvements and construction of a new six-story building with up to
approximately two levels of underground parking. Conceptually, the total excavation depth for
construction of the lower levels of the building is anticipated to be up to approximately 25 feet
on the western side of the site and up to approximately 12 feet on the eastern side of the site.
Temporary excavation shoring will be required on all sides of the excavation to facilitate
construction of the permanent basement walls. Underpinning of portions of the existing
off-site structures adjacent to the north and south sides of the site will also likely be required.
The property includes two parcels (Snohomish County Parcel Nos. 00439162600800 and
00439162600600) located on the east side of Wetmore Avenue in Everett, Washington
(Figure 1). The combined area of the site is approximately 0.42 acres. Topography across the
site slopes gently down to the east with an overall elevation drop on the order of approximately
5 feet. The site is bordered by a City of Everett alley on the east and by existing multi-story
structures to the north and south. The north structure consists of a two-story commercial
building with a daylight basement level built in 1950 according to Snohomish County records.
The south structure consists of a two-story commercial building with a daylight basement level
built in 1967 according to Snohomish County records. The subject property is currently
occupied by an asphalt-paved parking lot.
3.0 SUBSURFACE EXPLORATION
Our field study included drilling three exploration borings at the site designated EB-1, EB-2, and
EB-3. The locations of these explorations are depicted on Figure 2.
The various types of sediments, as well as the depths where the characteristics of the
sediments changed, are indicated on the exploration logs presented in the Appendix. The
depths indicated on the logs where conditions changed may represent gradational variations
between sediment types. If changes occurred between sample intervals in our exploration
borings, they were interpreted. Our explorations were approximately located in the field by
measuring from existing features shown on Figure 2.
The conclusions and recommendations presented in this report are based, in part, on the
exploration borings completed for this study. The number, locations, and depths of the
explorations were completed within current site and budgetary constraints. Because of the
nature of exploratory work below ground, extrapolation of subsurface conditions between field
explorations is necessary. It should be noted that subsurface conditions differing from those
indicated on the exploration logs may be present due to the random nature of deposition and
the alteration of topography -by past grading and/or filling. The nature and extent of any
variations between the field explorations may not become fully evident until construction.
May 28,2019 ASSOCIATED EARTH SCIENCES,INC.
FSM/Id-190168E001-2-Projects\20190168\KE\WP Page 2
