The construction drawings should include a site plan per Section R106.2. The plan should <br /> specify lot setbacks (EMC and Section R106.2) and building fire separation distances (Sections <br /> R202 and R302). All work should be drawn to a standard engineering scale (e.g., 1"=10', etc.). <br /> 2. The plans on Sheet A1.1 should include a key plan specifying the level of the building (e.g., <br /> First Floor) and the location in the plan for the proposed work. See Section 106.1.1. <br /> Architectural <br /> 1. The new south door should include a minimum 36-inch deep landing. See Section R311.3. <br /> 2. The new landings on the south and west sides should comply with Sections R311.3.2 and <br /> R311.7.5. Dimensions should be specified. <br /> 3. The following comments should be addressed for the new window on the north side: <br /> a. The building exterior wall appears to be located close to the north property line. The <br /> opening may not be permitted. The fire separation distance should be indicated. <br /> Calculations verifying the percentage of openings should be submitted as required. <br /> b. The exterior grade may have a significant drop in elevation along the property line and in <br /> close proximity to the window. The window bottom sill is located within 24 inches of the <br /> interior floor elevation. Fall protection may be required per Section R312.2. <br /> 4. The new doors and windows appear to require safety glass. See Section R308.4 and Figure <br /> R308.4.7. <br /> 5. The exterior of the building should be insulated to provide a thermal envelop complying with <br /> the 2015 WSEC. The thermal rating (i.e., Rmin, Umax) should be specified for each component of <br /> the building (e.g., walls, windows). Prescriptive values should be specified per WSEC Tables <br /> R402.1.1 or R402.1.3. See WSEC-15 Section R503.1. <br /> 6. Smoke and carbon monoxide alarms should be provided per Sections R314.2.2(WAC) and <br /> R315.2.2(WAC). Floor plans showing the locations of all sleeping rooms should be provided. <br /> Smoke alarms should be interconnected per Section R314.5. Combination alarms are permitted <br /> per Sections R314.5 and R315.4. <br /> 7. Handrails should be provided at all stairs complying with Section R311.7.8. See IPMC 307.1. <br /> Structural <br /> 1. Details for the construction of all walls should be provided. Walls should include fire blocking <br /> per IRC Section R302.11.
