Chimneys, eaves, etc. may encroach up to 18 inches into any required <br /> setback The plans for Lots 2 and 4 indicate 2'eaves encroaching into <br /> required setbacks. The building plans for Lot 4 indicate a fireplace <br /> encroaching 2'into the setback however this is not shown on the site plan. <br /> Please review and revise accordingly. The scope of work has been <br /> revised. All roof overhangs have been revised to be 18". Please see <br /> individual Site Plan sheets. Site plan for lot 4 has been revised to show <br /> proposed chimney location with 1 foot encroachment into setback. <br /> b. Heat pump locations should be clearly identified on the site plan. If the <br /> heat pump is proposed within a required setback, it is subject to the <br /> screening and location provisions of 19.06.030. The scope of work has <br /> been revised. Heat pump pads have been added all outside of required <br /> setbacks. Please see individual Site Plan sheets. <br /> c. Rockeries and retaining walls that encroach into required setbacks are <br /> subject to the standards identified in Table 6-5. Any structure retaining fill <br /> material,which is 4 feet or greater,but less than 6 feet in height above <br /> finished grade, may be located in any required setback however if visible <br /> from the public right-of-way or residentially zoned property, the structure <br /> must be constructed of or faced with brick, stone, split-face or fluted <br /> concrete block, textured poured-in-place concrete, or other materials with <br /> texture to reduce the apparent mass of the wall. Please see EMC 19.06 for <br /> complete details. Please provide design details of the proposed retaining <br /> wall materials for further staff review or revise accordingly. All <br /> proposed retaining walls within setbacks will be between 4 and 6 feet <br /> tall and built out of stone meeting requirements of table 6-5. <br /> 4. Surveys. Structures proposed within 1'of a required setback or maximum height are <br /> subject to the survey provisions of EMC 19.39.070. For setbacks, the property <br /> corners must be clearly marked by a licensed surveyor in the field to verify setbacks <br /> upon inspection. For height, a base elevation survey is required prior to permit <br /> issuance (with corresponding survey accurate calculations on the elevations and site <br /> plan) and a height survey shall be required at time of framing. Please refer to the <br /> building height handout (pages 4-7)for further details and appropriate forms and <br /> revise accordingly. Highest roof ridges of all proposed residences are more than 1 <br /> foot below height restrictions. <br /> 5. Geologically Hazardous Areas. All 3 lots have mapped geologically hazardous areas. <br /> In accordance with EMC 19.37, when geologically hazardous areas are mapped on <br /> or near a project, at minimum a Geotech Assessment is required through sometimes a <br /> full report and/or geological covenant may be necessary. Please refer to EMC 19.37 <br /> for complete details about minimum requirements and work with a Geotech <br /> professional to prepare the necessary documentation and recommendations based on <br /> each proposal <br /> 6. Landscaping Plan.
