The guards should comply with IRC <br /> Section R312.1. The guards, connections to the supporting framing, and the supporting framing should <br /> be designed to resist a minimum 200-pound load per Table R301.5. <br /> 6. The bedrooms should have emergency egress openings. The minimum opening dimensions and area, <br /> and maximum bottom sill opening height of the floor, should be specified. Structural modifications <br /> may be required. See IRC Section R310. <br /> 7. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all alarms <br /> should be shown on the plans. The alarms should be hardwired, interconnected, and provided with <br /> back-up battery power as required. <br /> 8. Insulation should be specified for all exterior walls, floors, slab-on-grade, and ceiling/roof cavities per <br /> WSEC Table 402.1.1. <br /> 9. The project includes replacement of the existing windows and exterior doors. The required thermal <br /> ratings for each type of vertical fenestration should be specified. See WSEC Table R402.1.1. <br /> Structural: <br /> 10. The proposed project appears to include structural work. Structural drawings should be submitted as <br /> needed that include framing plans, sections, details, construction schedules, fastening schedules, <br /> materials requirements, general notes, special inspection requirements, etc. The drawings should <br /> substantiate compliance with the prescriptive requirements of the IRC. See IRC Sections R106.1.1 and <br /> R301.1. <br /> 11. The modified load paths should comply with the prescriptive limitations of the IRC. Alternatively, an <br /> engineered analysis and design may be performed per IRC Section R301.1.3; sealed and signed <br /> drawings and calculations prepared by a professional engineer licensed in the state of Washington are <br /> required per RCW 18.43.010, 18.43.020, and 18.43.070. The framing and foundation plans, and <br /> structural calculations as required, should show a complete load path. See IRC Section R301.1. <br /> 12. Details for the construction of the new walls should be included. The details should specify <br /> connections for the top and bottom framing plates to the existing structure. See IRC Sections R106.1.1 <br /> and R301.1. <br /> 13. The proposed design includes modifications to the existing wall bracing that do not comply with the <br /> requirement of IRC Section R602.10. The drawings should be revised. See IRC Section R106.1.3. <br /> 14. A fastener schedule should be provided per IRC Table R602.3(1). Providing a reference to this table in <br /> the drawings does not satisfy this requirement. In addition,the make and model of proprietary <br /> hardware should be specified in the plans and details where used for connections. <br /> 2 <br />
