Site Plans. A site plan meeting the minimum residential site plan checklist (pages 8 & <br /> 9) is required for each lot. The site plans should identify percent of lot coverage by <br /> buildings, surface area calculations, etc. Please review the checklist for complete <br /> details and revise accordingly. All area and lot coverage calculations have been <br /> added to site plan. Please see individual Site Plan sheets. <br /> 2. Parking. Please note the parking code reference provided on the site plans is <br /> incorrect. Detached single family residences taking access from a private drive <br /> require 3 stalls in accordance with EMC 19.34.020, Table 34-1. However, the <br /> recorded conditions on the short plat map required 4 parking stalls for each lot. <br /> Note: as proposed, there is not a concern regarding these lots meeting the minimum <br /> parking required since driveways may be calculated toward the minimum parking <br /> requirement. Parking calculations have been added and (4) spaces provided on <br /> each lot with (2)within garage and (2)in proposed driveways each. Please see <br /> individual Site Plan sheets. <br /> 3. Setbacks. Setback requirements are subject to the regulations of EMC 19.06. EMC <br /> 19.06.030 identifies exceptions to setback standards, including but not limited to the <br /> following: <br /> Pelletier+ Schaar, LLC <br /> 26911 98th Drive NW, Suite B, Stanwood, Washington 98292 p (360) 629-5375 <br />
